. The right candidate is responsible for the acquisition and development oversight of real estate projects within a division or region. Essential Duties and Responsibilities
include the following. Other duties may be assigned. Oversee due diligence on prospective projects to include review of preliminary budgets and schedules; review of site related reports, development orders and plat requirements; review and provide comments on engineering plans, plats, and landscape plans; interface with local government as needed to determine the viability of a project; and review and provide comments on Investment Committee packages. Manage, coordinate resources for, and meet all entitlement needs for land acquisitions. Prepare memoranda and other documentation and analytics for corporate approval for land buys. Manage the budgeting and forecasting for potential projects, assume responsibility for the execution and financial performance of assigned projects. Execute community development plans including construction of streets, utilities (wet and dry), amenities, common areas, storm water management facilities and entrances. Create and maintain development budgets. Review and approve monthly contractor pay applications. Interact with county and/or municipal governments on various issues surrounding permitting, development and construction. Attend various community and/or governmental meetings. Meet with engineers, trade partners and government agencies. Oversight of land development activities provided by a development partner, ensuring that projects are completed in accordance with the company’s business plans and objectives. Monitor development phases and entitlement processes post-closing. Responsible for bond maintenance. Ensure contractors, consultants and trade partners comply with all company policies, procedures, standards, laws and regulations. Lead, or assist where appropriate, with negotiations for the sale of residential lots to homebuilders. Develop business community relationships and scout other avenues for possible acquisitions. Work with area municipalities and utility contractors. Ensure all aspects of the NPDES/SWPPP program for each assigned project comply. Reporting and documentation on all projects under development are current. Responsible for Homeowner's Association for assigned projects until the residents assume control. Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company. Ability to travel overnight. Supervisory Responsibilities Directly manages two or more employees in the Operations Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Qualifications Education and/or Experience Bachelor’s Degree (B.A., B.B.A., B.S., etc.) from a four-year college or university. Seven (7) to Ten (10) years of related experience and/or training. Must have a valid driver's license and vehicle. Work effectively in high pressure situations. Ability to apply common sense understanding to carry out instructions furnished in written oral form or via Forestar applications. Proficiency with MS Office and email.
