Macdonald & Company is pleased to be retained by an entrepreneurial and innovative real estate development & investment firm focused on industrial & IOS projects across the US. The group is well-capitalized and eager to add a Development Manager who has a background in industrial to help execute on multiple projects across the US. The role is based in Austin, TX. The Development Manager will lead the execution of development Projects in various markets, reporting to the Development Lead. The right candidate will work alongside the Acquisition Team and Development Lead in performing due diligence on prospective projects, with main responsibilities for assessing the physical property (existing buildings, environmental, and geological). This individual can work on more complex projects with the Development Lead or self-manage smaller projects. The Development Manager will develop the project schedule and ensure all team member are hitting the necessary tasks, manage 3rd party consultants/designers, work with the AHJ to gain project approvals, develop and manage project budgets, and manage General Contractors and/or Subcontractors to perform the project to meet established project goals. This individual should be highly self-motivated, collaborative, and take pride in all aspects of the work. The Development Manager will focus on Industrial projects that include ground-up developments, repositioning, adaptive reuse, and major renovations. Responsibilities: Assisting the Development Lead (complex projects or manage less complex) in evaluating all aspects of due diligence for new development opportunities, including managing density, entitlement, environmental, title/survey, and geotechnical assessments by third-party vendors. Coordinating entitlement processes, meeting with municipal officials, and conducting community outreach. Provide design review and design management from inception through construction documents, collaborating with internal team (including pre-construction) and the project’s consultants to deliver exceptional projects. Interface with utility companies and other parties as needed to ensure project stays on schedule. Assisting the Acquisition Team in market assessments and investment underwriting. Provide periodic project updates, including financials, schedule, and other applicable specifics, to leadership. Qualifications: Bachelor’s Degree in Real Estate Development, Engineering or related field required 5 years of professional experience with a minimum of 3 years related land development or civil engineering experience. A functional understanding of building laws and compliance concerning the design, permitting, and construction of various sized projects. Knowledge of financial principles as they relate to development projects with the ability to calculate complex figures, forecast, and prepare budgets. Ability to collaborate with internal colleagues as well as outside engineers, architects, 3rd party consultants, planners, and elected officials.
