Salary Range: $30.00-$35.00The Junior Construction Project Accountant is a member of the Design & Construction team whose primary responsibilities are addressing accounting for construction projects. The Construction Project Accountant will report to the Senior Director of Design and Construction at the corporate office, located in San Francisco, CA.WHAT YOU'LL DO:Review AIA contracts and identify contractual terms for audit payment application purposesReview/audit Guaranteed Maximum Price (GMP) invoices ensuring documentation supports the transactions, receive approval and send reminders regarding urgent/late unapproved paymentsReview and enter all other project related charges-reclassify journal entriesReview and reconcile vendor statements in collaboration with PMs for outstanding invoices, while communicating with both vendors and team members on the status of invoices and checksProvide General Contractors with timely payments in collecting lien waivers.Reconcile Construction-in-Process (CIP) and Capital renovation monthly to the project account reportsProject Manager/Project Director to define % complete while Project Cost Control Specialist (PCCS) to analyze that billings reflect correct % work completed amountsReconcile Construction Cost Report for % complete, Paid-to-Date, Prior Approved Pending Payment, Current Billing, Remaining Balance, Contract Amount, Approved Change Order, and Pending Change Order amountsReconcile vendor account status for the aforementioned categories against the Project Cost Report and the monthly progress and/or final billings of General Contractor, specialty contractors, vendors, design consultants, and specialty consultantsConduct final audit for final payments to Contractor, Vendors, and/or ConsultantsReview and approve that all preconditions for progress and final payments are met before endorsing paymentsReview Contract Agreements and Purchase Order Agreements for payment requirementsManage payment application and approval process to ensure timely approval in compliance with Contract terms; alert when any party is delaying processReview and analyze project cost commitment status and risk exposureTracks and analyzes capital proposals, approvals, changes, proposed costsAccounting for all open projects, tracking change orders, direct and indirect costs. Communicate with Accounting about any changes or checks to be expeditedProcess monthly general contractor payment applicationsAssist with loan draw by prepare documentation package to upload in Box / construction project lender, respond to lenders' questionsReview team member expense reportsProcessing invoices and payments, tracking and reconciling to general ledgerMail checks, when necessaryReview required Insurance Certifications and Lien ReleasesCost commitment systemFamiliar with all aspects of project costs: preconstruction, consultant costs and construction costsAd hoc projects
WHAT WE NEED:Bachelor's Degree in Business or AccountingMust be detail oriented and organized.Proactive communication and problem solving skillsStrong Excel and Word experienceAbility to work independently with limited direction from manager3-5 years of accounting or construction account experienceUnderstanding of the construction process, including legal issues and contractual method, to include project costsGreat Plains, Procore, Box, Textura, FRX experience preferred
