Position Overview: The Pre-Construction Manager plays a pivotal role in the successful planning and execution of commercial construction projects. This position is responsible for overseeing the pre-construction phase, including budgeting, scheduling, design coordination, and early project planning. The ideal candidate will work closely with clients, architects, engineers, and subcontractors to ensure project feasibility and alignment with the client's vision and budget. Key Responsibilities: Project Planning: Collaborate with clients and internal teams to define project scope, objectives, and deliverables. Review and interpret project plans, specifications, and requirements to ensure accuracy and alignment. Budgeting and Estimating: Develop detailed cost estimates, budgets, and value engineering options. Analyze and evaluate project costs to ensure financial feasibility. Provide input on cost-saving opportunities without compromising quality. Scheduling: Create preliminary project schedules, identifying critical paths and milestones. Coordinate with stakeholders to develop realistic timelines. Design and Scope Management: Collaborate with architects, engineers, and consultants during the design phase to ensure constructability and alignment with project goals. Identify and address potential scope gaps or conflicts early in the planning process. Subcontractor and Vendor Engagement: Solicit and evaluate bids from subcontractors and vendors. Conduct pre-bid meetings and assist in the selection process. Client Interaction: Serve as the primary point of contact during the pre-construction phase. Communicate project progress, challenges, and solutions to clients. Risk Management: Identify potential risks during the pre-construction phase and develop mitigation strategies. Ensure compliance with building codes, safety regulations, and environmental standards. Qualifications: Bachelor’s degree in Construction Management, Civil Engineering, or related field (or equivalent experience). [3] years of experience in pre-construction or related roles, with a focus on commercial construction. Strong knowledge of construction processes, materials, and building systems. Proficiency in project management and estimating software (e.g., Procore, Bluebeam, Primavera, or equivalent). Excellent analytical, communication, and negotiation skills. Ability to manage multiple projects and deadlines in a fast-paced environment. Preferred Qualifications: Experience with [specific types of projects, e.g., office buildings, retail spaces, or industrial facilities]. Certification in PMP, LEED, or other relevant credentials.
