Job Overview As a Project Manager you are responsible for stewarding our client’s capital projects from due diligence through closeout. This will include leading the selection of design professionals, managing the design and permitting process, procuring a general contractor, managing budget, developing and managing a master development schedule, providing quality assurance throughout the project cycle. The Project Manager will either report to a Senior Project Manager, Project Director, or Principal-in-Charge, and will typically be supported by an Assisted Development Manager or similar. Objectives & Responsibilities Manage multiple capital improvement projects for our clients at any given time. Manage and coordinate all aspects of each project, including the design, permitting, budget, schedule, operational needs, procedures, client standards, sustainability design, QA/QC program requirements, tax credits, and other specific project requirements. Develop and manage the overall CPM Master Development Schedule. Lead the procurement process for consultants and general contractor(s). Review contractor proposals (inclusive of Assumptions and Clarifications, Estimates, Organizational Charts, etc.) to accurately evaluate fairness and completeness of scope relative development objectives. Lead value engineering process in conjunction with the General Contractor, Owner, and Design Team. Coordinate with the Architect, Contractor, Owner, and other project team members to meet the project objectives and resolve issues. Review, understand, and manage procedures for handling changes to the contract documents, project schedule changes, invoices and pay applications, change orders, substitutions, etc. Document the status of the project, all meetings, and correspondence with all project team members. Procure and coordinate owner OFE, FFE, Artwork, etc. as required. Coordinate Punchlist and Closeout procedures. Skills & Qualifications BS in Engineering, Construction Management or a closely related field is required. 6 years of experience in construction project management required. Experience working for a Design-Build Contractor is a plus. Excellent oral and written communication skills with owners, consultants, and construction professionals. Fluency in Microsoft Office suite (Outlook, Excel, Word, PowerPoint, etc.) Fluency in Microsoft Project or Primavera P6 Excellent analytical skills and demonstrated success at building team relationships and partnerships across organizational lines. In depth understanding of the development process, including design management, permitting, construction process, etc. Able to work with a minimum of supervision – must be highly motivated and self-directed. Willingness to participate in an entrepreneurial environment and assist with company growth. Up to 25% travel may be required. Compensation Compensation will be dependent on education, experience, knowledge, skills, abilities of the applicant, and alignment with market data.
