Senior Land Development Manager Position Summary: The Senior L and Development Manager is responsible for the effective and efficient coordination of all land development functions of TWO Resi Build. Duties include the execution of all development activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation activities, public utility coordination and overall site development of residential communities. Must have the ability to develop schedules, budgets, contracts, and deliver within the company’s goals and plan. Essential Duties and Responsibilities : Deliver finished lots and communities to meet the business plan and expectations of TWO Resi Build. Oversee projects from concept design through construction, final certification, community turnover and bond release. Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans and permit compliance reports. Ensure timely and accurate design and installation of all land development improvements including but not limited to grading operations, water and sewer services, dry utilities, paving and sidewalks, and landscape improvements to including entrance and amenity features. Review bid documents, plans, specifications and oversee bidding process of land development function. Comprise, Review and approve contracts with vendors and site contractors. Responsible for NPDES and SWPPP management and compliance of developments. Provide leadership to managers to ensure coordination of project(s) between all departments of TWO Resi Build and TWO Capital Partners. Ensure that contractual and other commitments are kept with contractors/consultants and trade partners and that they comply with all approved policies, procedures, ethical standards, applicable laws, and regulations. Establish relationships with developers, contractors, consultants and approving governing authorities. Implement value engineering during the design process to reduce improvement costs without sacrificing quality. Thorough review and analysis of engineering plans and specifications. Coordinates with homebuilding operations to ensure lots are delivered to agreed upon expectations. Oversee and coordinate planning, permit and construction process and effectively forecast long-term schedules and budgets for assigned developments. Plan, schedule budget and contract for community features such as entrance monuments, common area landscape programs, maintenance contracts and overall community utility plans. Overall material management planning and effective field operations. Negotiate utility extension agreements. Coordinate and resolve issues with Government entities having jurisdiction over community. Manage monthly payments for vendors and pay applications to owners. Review and maintain monthly reports, budgets, and schedules. Ensure clear line of communication on projected community deliveries.
