Residence Inn Boston Downtown/South End, a Colwen Hotels property, is seeking a friendly and detail-oriented Maintenance Manager to join our team. In this role, you will lead the maintenance team in the day-to-day efforts of maintaining the hotel property. The ideal candidate will be well organized and possess working knowledge of electrical, plumbing, HVAC, and maintaining safety standards and requirements. The primary goal of this position is to ensure the hotel is safe and functional for our associates and guests. Colwen Hotels is a hospitality group built on hard work, character, and authenticity. Manage day-to-day operations of the department to ensure associates adhere to Colwen Hotels and brand standards, and consistently meet and exceed business and guest expectations. Responsible for recruiting, interviewing, and hiring associates for the Engineering department. Develop specific departmental goals and objectives to prioritize, organize, and get work done. Drive ongoing associate engagement/recognition initiatives. Establish and maintain open collaborative relationships with direct reports and team members, ensuring everyone is treated with dignity and respect. Manage the ordering and inventory of Engineering department supplies and uniforms. Supervise staffing levels to ensure that guest services, operational needs, and financial objectives are met. Supervise and schedule maintenance staff; monitor associate performance; provide coaching, mentoring, and developmental plans to improve associates’ capabilities and performance. Troubleshoot and repair malfunctions in electrical/mechanical systems (e.g., HVAC, plumbing) and other hotel equipment as needed. Follow OSHA Guidelines to ensure a safe working environment (lock-out, tag-out, maintain MSDS sheets, etc.). Manage the ongoing room preventative maintenance program (see maintenance manual for system specifics). Review maintenance problems, complaints, and work orders to prioritize and schedule work. Conduct routine property inspections to identify potential and current needs. Estimate department expenditures for budget purposes, assist with the capital budget process, solicit contractor bids, and evaluate proposals. Ensure signed vendor agreements and Certificates of Insurance (COI) are in place prior to the commencement of work. Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations. Service hotel pool to include adjusting chemical levels and cleaning filters (not all inclusive). Complete maintenance logs as required. Maintain building exterior not serviced by contractor (e.g., snow removal, lawn care, painting). Perform other duties as assigned. Requirements:
2 years of previous hotel engineering management experience required. Strong leader of people. Excellent written and verbal communication skills. Working knowledge of kitchen equipment/refrigeration preferred. Working knowledge of fire protection and life safety systems. Reliable with the ability to multi-task and work under pressure. Strong analytical and problem-solving skills. Familiar with common computer software programs (e.g., Microsoft Office). Must be willing to work a rotational work schedule, including weekends and holidays. Benefits & Perks:
