Job Overview:
The Project Manager will oversee multiple new construction projects, managing them from start to finish with a focus on concrete foundation work for both residential and commercial projects. This role is essential for ensuring that projects are completed on time, within budget, and to the highest standards, reinforcing our client's reputation for excellence in foundation construction, waterproofing, and other related services.
Key Responsibilities: Conduct full reviews of contracts and scope of work for each assigned project. Manage all financial aspects of each project to ensure budget adherence. Perform thorough quantity takeoffs from construction documents using Planswift or similar software to support accurate project proposals. Effectively manage workloads to align with the contracted scope of work. Maintain professional and clear communication with clients and other stakeholders. Develop, update, and maintain accurate schedules for each project. Represent the company in meetings with General Contractors and other partners. Work closely with assigned Project Superintendents to ensure work is executed correctly. Process and issue sales agreements and subcontracts, building fair and professional relationships with subcontractors and vendors. Review and manage all shop drawings, submittals, RFIs, and project changes; provide detailed accounts of each change for additional cost pricing. Ensure a safe work environment and uphold quality standards. Assist in tracking quantities of supplied materials across all projects. Prepare complete and accurate concrete proposals for submission. Requirements Include: Education: Bachelor's degree in Construction Management, Engineering, or related field; Associate degree with relevant job experience may be considered.
Experience: Minimum of 5 years in construction project management, preferably from a subcontractor's perspective. At least 1 year of experience in construction estimating. Strong background in concrete construction management.
Skills: Proficient in Microsoft Office, including Excel, Word, and Project, as well as construction software such as Timberline and PlanSwift. Superior communication skills to effectively work with Superintendents, vendors, and clients. Strong project planning and organizational skills to handle multiple projects simultaneously.
