The Vice President, Development - Design & Construction will perform several core functions, which will include but not limited to: supporting the investments team on all development projects from inception thru the real estate entitlements process, leading development projects after entitlements are obtained, assist with feasibility and execution of major ROI projects, support investments team on all acquisition and disposition projects. This role will support all portfolio planning and analysis efforts in collaboration with other internal and external stakeholders. This role will need to firmly understand hotel renovations and new construction process. This position will need to understand hotel brand requirements across upper upscale and luxury product types, working in partnership with asset management, investments, legal, operations, consultants, contractors, and regulatory stakeholders as required to accomplish corporate objectives and goals. This position should be very familiar with legal deal structures and real estate agreements.
What will I be doing?
Development
Strong financial and analytical acumen, with a proven record of financial management experience delivering real estate development projects within targets. A strategic thinker that has the creativity and experience needed to successfully guide a project team through completion. Provide leadership in the management of the development projects and activities, including the recruiting of appropriate internal staff and external vendors. Thorough understanding of the real estate development and construction process. Review Development deal structures, legal structures, and agreements to ensure technical design and construction terms are properly reflected. Supports development projects by working in collaboration with the investments team from project inception through entitlements. Manage and oversee the end-to-end development activities including reporting, multi-directional communication to various audiences, entitlement support, community involvement support, planning, risk management, scope management, cost estimating, scheduling, relationship management for complex projects, ground up construction, project close out and end user coordination. Responsible for, adaptive reuse, mixed use projects and all major return on investment (ROI) projects. This role will work with all Park Hotels and Resorts stakeholders to execute development projects. The project life cycle includes from feasibility, budget approval to occupancy. Complete lessons learned for each managed project and incorporate best practices in future projects. Acquisitions & Dispositions Component
Serve as department liaison for all corporate acquisition and disposition activities. This shall include but not be limited to organizing PCA, ESA and all physical due diligence activities. Field reviews all assets that are potential candidates for acquisitions or dispositions and maintain an actionable plan once formal acquisition or disposition activities present themselves. Planning and Feasibility Component
On a quarterly basis, conduct a review design & construction suite of reports and update as required. Lead and provide team direction and guidance for a wide array of activities associated with project planning, management to ensure that projects are completed on time and opportunity spot as necessary. Support the build out of Park's customized project management software platform, Intellect. General
Oversees the execution of the organization's mission, goals and objectives while demonstrating the necessary leadership to motivate, communicate and guide both internal and external project team members. Remain familiar with maintenance capex budgets (engineering, renovations, energy, and sustainability projects) and activities including reporting, multi-directional communication to different audiences. Measure, track and monitor program actuals, forecasts and budgets, updating plans with up-to-date information in a timely manner for all development projects. Ensure project delivery is in line with company methodologies, standards, and expectations. Prepare status reports, presentations and analysis as required or requested. Ten or more years of hospitality real estate development experience Hotel brand experience including 5 years at director level Executive level modeling, analysis and reporting skills Strong scheduling, scoping, budgeting and project management skills Strong leadership skills managing large complex project teams What additional skills would be advantageous?
MS/MA/Master's Degree Registered Architect or Professional Engineering Registration Significant experience of 15+ years of hospitality real estate development experience Strong understanding of legal forms, contracts and agreements
