What this job involves -

We are seeking a highly skilled and experienced Director of Base Building Maintenance to oversee the electrical, fire & life safety, generator, UPS, elevator, and overall building reliability systems for our JLL facilities. The ideal candidate will have a strong technical background, excellent leadership skills, and a proven track record of managing large-scale maintenance operations. Essential Functions & Responsibilities Responsibilities: Strategic Planning:

Develop and implement a comprehensive maintenance strategy aligned with the organization's long-term goals.

Team Leadership:

Recruit, hire, train, and lead a high-performing team of maintenance technicians and engineers.

Budget Management:

Oversee the department's budget, including capital expenditures, operational costs, and labor expenses.

Vendor Management:

Manage relationships with external vendors and contractors, ensuring quality service and cost-effective solutions.

System Maintenance:

Oversight of day-to-day operations to include ensuring all Periodic Maintenance and system deficiencies are completed/repaired in a timely, regulatory compliant manner for the following systems: Electrical systems: Power distribution, lighting, and control systems.

Fire & Life Safety systems: Fire alarms, sprinkler systems, and emergency lighting.

Generators and UPS systems: Backup power systems for critical operations.

Elevators: Passenger and freight elevators.

PM Quality management.

Preventive Maintenance:

Implement a robust preventive maintenance program to minimize equipment failures and extend asset lifespans.

Emergency Response:

Execute emergency response plans for various scenarios, including natural disasters and equipment failures.

Regulatory Compliance:

Ensure compliance with all applicable building codes, safety standards, and regulatory requirements.

Energy Efficiency:

Identify opportunities to improve energy efficiency and reduce operational costs.

Continuous Improvement:

Drive continuous improvement initiatives to optimize maintenance processes and enhance building performance.

Client Relationship:

Develop and maintain positive client relationships through operational excellence, industry insights, and concise communications. Deliver dynamic presentations to diverse groups.

Cross Functional Teamwork:

Provide strategic direction to deliver integrated services across the account teams – Facility Management, Engineering and Projects.

Cost Savings:

Identify cost savings opportunities within the maintenance program while maintaining 100% up-time.

Qualifications: Bachelor's degree in Electrical Engineering, Mechanical Engineering, or related field.

10+ years of experience in facilities management or maintenance engineering.

Proven leadership, organizational and management skills.

Strong technical knowledge of electrical, mechanical, and building systems.

Experience with building automation systems and energy management.

Excellent problem-solving and decision-making skills.

Strong communication and interpersonal skills.

Ability to work effectively under pressure and meet tight deadlines.

Certification in relevant fields (e.g., Certified Facilities Manager, Certified Energy Manager) is preferred.
