Job Summary

We are looking for a Leasing Consultant to act as a company ambassador between the public, tenants, and property team members. This role involves maintaining the property for leasing activities, marketing to prospective residents, and completing screening policies for applicants. The Leasing Consultant will oversee new resident orientations, assist with office management, and clerical tasks, and maintain favorable relations with team members, residents, and prospective residents. They will contribute to a positive office atmosphere and portray a positive company image.

Responsibilities

Resident Interaction: Meet potential renters and guide them on tours of available units.

Unit Preparation: Ensure model or vacant units are ready for showing.

Leasing: Lease apartments at the highest effective rental level while maintaining strong customer service.

Application Processing: Verify resident application data, perform background and credit checks.

Resident Services: Respond promptly to resident requests and help resolve issues and concerns.

Lead Follow-Up: Follow up on potential renter leads.

Lease Documentation: Complete lease documents accurately and timely.

File Management: Maintain organized resident files per company policy.

Data Entry: Enter data for current and prospective residents in the property management system.

Unit Inspection: Inspect apartments prior to move-in to ensure market-ready status.

Resident Retention: Develop and maintain a resident retention program to achieve occupancy goals.

Market Research: Stay updated on rental values and amenities of competitive communities.

Rent Collection: Handle the collection of rent payments, deposits, and fees.

Facility Maintenance: Ensure community facilities are well-maintained.

Market Surveys: Assist in preparing competitive market survey reports.

Event Coordination: Participate in coordinating community promotional events.

On-Site Attendance: Maintain regular on-site attendance.

Requirements

Educational Requirements: High school diploma or equivalent; a bachelor's degree is preferred.

Experience Requirements: Minimum of 2 years of leasing experience for conventional properties; experience in marketing, sales, or customer service; valid driver's license and current auto insurance.

Software Skills: Proficient with MS Office (Word, Excel, PowerPoint, Outlook); knowledge of property management software like Yardi is a plus.

Knowledge: Customer service principles, methods for promoting and selling, company policies, local community facts, administrative procedures.

Required Skills:

Interpersonal Skills: Building rapport with prospective and current tenants.

Communication: Verbal and written skills for lease development and tenant interaction.

Attention to Detail: Managing lease terms, conflict resolution, move-in procedures.

Administrative: Office duties like data entry, filing, and correspondence.

Analytical: Using data to understand market trends and resident needs.

Coordinating: Organizing resident files, activities, and maintaining waitlists.

Creativity: Designing marketing materials and promotional activities.

Leadership: Motivating team members and handling emergencies.

Mathematical: Calculating rent payments and lease balances.

Sales: Relationship building, effective negotiation, customer service orientation.
