Ancillary Project Manager

DescriptionLB&B Associates Inc. is currently seeking a Ancillary Project Manager to oversee operations, mechanical maintenance, and constructions services of a federal facility in Washington, DC. Position reports to the Project Manager. Position is contingent upon contract award.
Qualifications/Experience:
The Ancillary Project Manager shall have at a minimum a Project Management Professional (PMP) certification and 5 years of recent experience in the management and supervision of commercial construction projects for large Federally owned buildings of the approximate size (800,000 sq. ft high rise facility or greater) and characteristics of the to be covered by this contract.
Responsibilities:
The position requires a self-motivated individual to identify, prioritize, estimate, bid out and manage various facility related construction projects such as interior occupied space alterations, repairs/upgrades to the building envelope and existing interior finishes, as well as electrical and mechanical alterations and upgrades.Monitor, train, evaluate, and guide facilities personnel.Oversee the operation and maintenance of machinery, equipment, and electrical and mechanical systems.Knowledge of machines and tools, including their designs, uses, repair, and maintenance.Oversee the development of and implementation of preventive maintenance (PM) plans and recommend predictive projects.Negotiates contracts and manages relationships with vendors who service the buildings being managed. Qualify new vendors.Inspect grounds, buildings, and equipment, noting and reporting need for repair and replacementsEnsure proper use of the CMMS for all buildings under this contract.Regularly meet with customer to provide contract requirements updates and receive further directions. Provide reports to customer as required.Must be knowledgeable in basic Microsoft Office programs (Word, Excel, PowerPoint, Outlook), building automation systems, and computerized maintenance management systemsMust have an excellent record of customer satisfaction.Other duties as assigned.The requirements listed above are representative of the knowledge, skill and/or ability required.
