Field Inspector

The Field Inspector reports to the Vice President, Facilities and Fleet Operations and is responsible for providing professional risk evaluations and inspections of property in accordance with policies and procedures, current federal, state and local standards, guidelines and regulations governing approximately 75 sites to assure that our facilities are maintained in a safe and comfortable manner.

ESSENTIAL DUTIES & RESPONSIBILITIES

Ensures all Thresholds sites meet the full regulatory compliance for National Fire Protection Association (NFPA 101), Department of Housing and Urban Development (HUD), Illinois Department of Human Services (IDHS), Illinois Housing Development Authority (IHDA), Child Development Home (CDH), Chicago Housing Authority Housing Choice Voucher (HCV), Section 8, State Fire Marshall and any applicable local regulations.

Performs regular and scheduled inspections, reports and quality control measurements.

Prepares and conducts Real Estate Assessment Center (REAC)/National Standards for the Physical Inspection of Real Estate (NSPIRE) inspection.\

Identifies building deficiencies and capital projects.

Conduct on-site inspections of buildings, construction sites, and other facilities.

Ensure compliance with local, state, and federal regulations and codes.

Identify and document any safety hazards, code violations, or other issues.

Prepare detailed inspection reports with findings and recommendations.

Communicate effectively with site managers, contractors, and other stakeholders.

Follow up on corrective actions to ensure issues are resolved.

Stay updated on changes in regulations and industry standards.

Provide guidance and support to ensure best practices are followed

Ability to use current technology to detect potential hazards.

Other duties as assigned.

MARGINAL DUTIES & RESPONSIBILITIES

Required to work a flexible schedule, which may include weekends, evenings and holidays; available on-call 24 hours.

EDUCATION

Bachelor's degree in Facilities Management, electrical, engineering, and/or mechanical hvac.

EXPERIENCE

Minimum three (3) years progressive experience in inspections and/or risk evaluation for commercial insurance carrier or related industry.

Knowledge of building systems, codes, building design, construction, and commercial insurance risk management laws, regulations, and practices.

Knowledge of contracts and specifications. Good negotiation and contracting skills.

SKILLS/CERTIFICATIONS

Housing Choice Voucher (HCV) Housing Standards Certification, Advanced Inspector Certification, Lead Certification preferred.

Current and valid driver's license.

FAA Remote Pilot Certificate a plus.
