VICE PRESIDENT – REAL ESTATE DEVELOPMENT(Seattle, WA)Who We Are:

Redwood Housing, an impact developer that is focused on raising the standard of living for low- and moderate-income Americans, is seeking an experienced Vice President – Real Estate Development. This individual must be able to function effectively in a dynamic environment with significant autonomy and be enthusiastic about joining a rapidly growing, mission-driven company.Overview:

The Vice President – Real Estate Development will serve as a leader and mentor within the Development Team, working closely with and reporting to the Director of Development on matters including business development, client relationships, and overall project management practices. This individual will provide oversight on specific projects managed by other Project Managers while also managing projects of their own.Responsibilities:Collaborate with and support the Director of Development to determine the strategic direction of the Development Team, including, for example, developing business plans for new construction in existing and emerging markets.Supervise up to four Project Coordinators and/or Project Managers by providing project oversight, coaching, and performance feedback. In addition, create, implement, and evaluate project management tools and protocols for department-wide use ( e.g. , budgets, financial modeling tools, checklists/scheduling tools, project charter, project matrix, and post-occupancy evaluation).Subject to workload, directly manage and oversee 1-2 projects.Develop and maintain relationships with general contractors, design consultants, vendors, and financing partners, such as state commissions, public lenders, private lenders and investors.Establish and maintain cross-departmental collaboration between Development, Construction, Accounting, Asset Management, and Property Management Teams.Understand and stay informed of changes in the development climate, building science, the real estate market, and policies and politics affecting affordable housing finance and development.Represent Redwood in industry groups and other public forums to raise Redwood’s profile as a leader in affordable housing and advocate for policies consistent with Redwood’s interests and mission.Minimum Requirements:7+ years of multi-family affordable housing development experience.Bachelor’s degree in real estate development, urban planning, architecture, finance, or related fields.Expertise in complex real estate development and financing mechanisms for affordable housing and community development, including tax-exempt bond financing, low-income housing tax credits, property tax exemptions, and other public and private funding sources.Expertise in managing a design team and the general contractor from project inception to closeout.Expertise in negotiating limited partnership agreements terms with tax credit investors, and loan terms with lenders.Proven ability to manage personnel and projects in a collaborative environment.Demonstrated ability to maintain strong relationships with clients, funders, vendors, policymakers, and other team members.Demonstrated a history of independent analytical, problem-solving, and decision-making skills.Demonstrated skill in producing effective, advanced spreadsheets and presentation materials for analysis, distribution, and decision-making.Desired Qualifications:Master’s degree in real estate development, finance, architecture, or related fields.Successful experience in applying for public funding sources for low-income housing.Current or recent involvement with non-profit or community-based housing organizations.Experience with advocacy in public funding needs.Participation and connections to industry trade groups and associations.Successful experience in responding to public requests for proposals for affordable housing developments.Proven leadership experience.Affordable housing experience in a wide range of markets.What We Offer:Competitive salary range: $175,000 - $195,000.Incentive bonuses based on individual and company performance.Top tier health, dental, and vision benefits.401(k) with matching.Life and disability insurance.Paid time off.
