Senior Project Manager

for our

Irvine, California

office location to support projects within Southern California and Las Vegas.Responsibilities:Lead and manage multiple and/or larger, more complex construction projectsTake an active role in leading project teams within each phase including pre-construction, construction, closeout, and post-construction servicesIdentify and resolve critical issues related to constructability including associated costs and logistical challengesManage buyout processLead project meetings with all stakeholders connected to a project (owner, owner representatives, vendors, subcontractors, and others)Ensure timely and accurate completion of all Schimenti financial processes, controls, and reports, i.e., internal budgets, costs to complete, billings, collections, subcontractor payments, change order preparation and resolution, contracts, etc.Create and maintain project schedules and ensure that jobs are completed in a timely way and meet profitability goalsDevelop, nurture, and maintain ongoing client, architect, subcontractor, and industry (landlords, brokers, etc) relationships at the appropriate levelPromote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendorsPartner closely with Field Operations team members, and oversee Assistant Project Manager or other internal team members assigned to projectReview subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changesOversee change orders and RFIs, prepare and approve as neededKeep consistent lines of communication open with clients and proactively share project progress and budget mattersRespond to work delays, emergencies, and other problems as neededQualifications and Experience:8+ years of Construction Project Management experienceStrong preference for retail construction experienceMust have experience managing projects with high intensity and short-term durationExperience being the sole lead on projects of $2-5 million dollarsOSHA-30 preferredExcellent leadership skills and ability to influence othersCollege or advanced degree in Construction Management, Civil Engineering, or Architecture preferred.Buyout capability and experience with strong experience with leveling tradesCreating and processing RFIs using Procore or similar technologyTravel as required to ensure success of projectStrong document and process management skillsPresentation skills and ability to lead meetings.Proven ability to build and maintain strong client relationshipsTechnical Skills:Experience with Procore or a similar construction management softwareProficiency with MS Project or equivalentTimberline/Sage experience preferredIn compliance with local law, we are disclosing the compensation, or a range thereof, for roles that will be performed in California. Actual salaries will vary and may be above or below the range based on various factors including but not limited to location, experience, and performance. The range listed is just one component of Schimenti’s total compensation package for employees. Pay Range: $135,000 - $175,000 salary per year. Other rewards may include annual bonuses, short- and long-term incentives, and specific performance awards.
