Job PurposeAs an Area Lease Up Specialist, your primary role will involve implementing the leasing and marketing strategy in your specified market to enhance brand visibility, boost leasing prospects, and achieve successful lease-up goals for designated property assignments.

Primary Duties & ResponsibilitiesAssist the University Partners corporate leasing and marketing team in developing effective leasing and marketing strategies to promote brand awareness, drive increased leasing prospects, and ensure successful lease-ups for assigned properties.Form and maintain strong strategic partnerships with local businesses, universities, and the broader community to expand market reach and drive leasing opportunities.Lead the leasing process alongside the onsite team including sales and closing procedures.Adapt and pivot leasing strategies as needed to continually generate awareness and leads.Provide oversight of day-to-day sales/leasing functions within the assigned properties.Train and assist in managing leasing staff for the assigned properties within your area and ensuring team alignment with leasing objectives.Effectively lease apartments in accordance with occupancy goals, assisting the prospect throughout the leasing process including initial contact, application, and lease execution.Stay up to date with competitor rental rates, features, and specials to effectively overcome objections while marketing apartments to prospective residents.Provide excellent service to all residents, prospects, and visitors to your assigned communities.Perform all other duties and tasks as assigned by management.Relocate to and reside in the assigned market.Qualifications of Successful Candidates2+ years’ experience successfully leasing up multiple properties from pre-development stage to stabilization, ideally within a student housing environment.Experience training leasing teams on effective lease up strategies.Bachelor’s degree (preferred).Proven ability to develop and implement comprehensive marketing and leasing strategies to attract and retain tenants.Expertise in managing and coordinating all aspects of the leasing process, from property tours to lease negotiations.Knowledgeable of how to conduct market research and analysis to stay informed of current trends and competition in the area.Comfortable monitoring and analyzing leasing performance metrics to identify areas for improvement and maximize occupancy rates.Possesses a strength in collaborating with community managers and other on-site team members to ensure a seamless leasing experience for tenants.Consistently meets and exceeds leasing goals due to strong organizational and time management skills.Exceptional communicator (verbal and written).Possesses a mindset to provide exceptional customer service.Able to keep up to date with fair housing laws and regulations to ensure compliance in all leasing activities.Knowledgeable in Microsoft Word/Excel/Outlook.Experience with Entrata or other property management software preferred.
