Base Hiring Salary Ranges:

Planner I: $55,697.00 - $64,748.00Planner II: $60,570.00 - $70,413.00Planner III: $65,871.00 - $76,575.00Job Description

The Planning Division is responsible for long-range planning, zoning administration, and GIS mapping. The division prepares and presents staff findings, including written case reports and recommendations, to the Zoning Board of Appeals, Planning Commission, and Board of Commissioners. The division also manages local area planning and community engagement initiatives. The Planner I, II, or III position is assigned to the Current Planning section within the Planning Division.Essential Duties

Planner I:

Processes and reviews application submissions, including rezoning, change in condition, special use permit and buffer reduction requests.Assists in text ordinance amendments, planning studies and reports in support of new and updated plans, programs and regulations.Collects a variety of statistical data and prepares reports and maps on land use topics.Acts as liaison between general public, community groups, government agencies, developers and elected officials concerning zoning and land use matters.Conducts field evaluations and assessments.Attends public hearings, evening and weekend meetings as needed.

Planner II:

Prepares staff case reports for the Zoning Board of Appeals, Planning Commission and Board of Commissioners.Presents Variance cases to the Zoning Board of Appeals.Processes Annexation requests.Reviews and processes Administrative Variance requests.Represents the Department at Atlanta Regional Commission and Community Improvement District (CID) meetings and events.Communicates with other County Departments and outside agencies.Attends Planning Commission and Board of Commissioner public hearings.Completes site visits for zoning-related applications.Completes other special projects including master planning, research and analysis of planning and zoning-related topics; community engagement and education and others.

Planner III:

Serves as team lead for Planner I and Planner II positions and fulfills the role of Planning Manager, as needed.Prepares staff case reports for the Planning Commission and Board of Commissioners.Manages Pre-application meetings for zoning related applications.Coordinates closely with the Plan Review Division on reviewing land development plans.Performs Planner II duties.

Minimum Qualifications

Planner I (Grade C41(1)):

Bachelor’s Degree in Urban Planning, Architecture, Public Policy, Political Science, or related field.One year of related experience or an equivalent combination of education and experience sufficient to competently perform the essential duties of the position.

Planner II (Grade C42(1)):

Bachelor’s Degree in Planning or related field.Two years of Planning experience or an equivalent combination of education and experience sufficient to competently perform the essential duties of the position.

Planner III (Grade C43(1)):

Bachelor’s Degree in Engineering, Landscape Architecture, or Planning.Four years of planning experience or an equivalent combination of education and experience sufficient to competently perform the essential duties of the position.

Planner III Preferred Experience

Master’s Degree in Planning, or related field.Three years of planning experience or an equivalent combination of education and experience sufficient to successfully perform the essential functions of the job.Professional level GIS experience.Experience working in a city or county planning department.AICP Certification or desire to pursue certification.Hiring Process
