A Sr. Project Manager is responsible for the planning, coordination and control of a construction project from its inception to the time it is complete. A Sr. Project Manager ensures that the client’s requirements regarding project functionality and standards are met as well as ensuring a successful conclusion of the project.

The Sr. Project Manager is charged with bidding the job, distributing documents to the bidders, answering their questions during the bid processing, and issuing bid addenda if needed to clarify important details. The Sr. Project Manager evaluates and judges the merits of each bid when they come in and typically manages the negotiation process with a successful bidder before a contract is signed.

During construction, a Sr. Project Manager must have thorough knowledge of the trades, crafts, and equipment needed to complete the job, plus the ability to identify potential problems. Change orders, or contract changes in scope or quantity, can be caused by plan errors, weather conditions, and unexpected issues, such as the unavailability of a key component or material. The Sr. Project Manager is charged with fairly settling contract issues that arise from changes.

A Sr. Project Manager ensures that the quality of work and materials is upheld and that the budget is followed as planned. They are responsible for supervising the construction project, monitoring the workers and the progress of the project, and reporting to employers as well as to the general public. A Sr. Project Manager is held liable for any occurrences at the construction site and ensures that the project is completed on time and that the laid down standards are met. A Sr. Project Manager’s work will be on commercial projects.

Project Manager Duties Include:

Planning, directing and coordinating the construction project.

Overseeing the entire construction project or part of a project.

Scheduling and coordinating all types of design during the construction process.

Selecting, hiring, and overseeing the work done by the contractors.

Overseeing the construction workers and their immediate supervisors.

Ensuring that the project is completed within a specified time.

Determining the best source of construction materials.

Responsible for scheduling and estimating the time required to complete the project.

Overseeing the selection of trade contractors and general contractors who are ideal for the completion of a project.

Overseeing the performance of contractors.

Ensuring that the construction work is completed on schedule.

Monitoring and directing the progress in the construction site.

Overseeing the delivery of materials, construction tools, and equipment.

Ensuring that the construction resources are used efficiently.

Ensuring that all safety precautions are adhered to by the construction workers.

Obtaining the necessary licenses or permits.

Monitoring compliance with set regulations.

Ensuring the implementation of health and safety project plans.

Being on-site to oversee all the construction process.

Ensuring that the budget is followed in terms of purchasing and wages.

Organizing the workers and ensuring that they are performing as required.

Recording the total costs for materials bought and payments for work done.

Conducting general inspections of the workers and their performance and safety.

Ensuring that stipulated safety rules and regulations are met.

Liaising with government inspectors on the standard requirements of the site in terms of licenses and safety.

Following the project construction process to ensure timely completion.

Supervising subcontractors to ensure punctuality and delivery.

Ensuring quality is preserved in the construction process and that the budget is maintained.

Writing project progress records in liaison with the foreman.

Work Environment:

This job operates in a client project environment with exposure to employees, subcontractors, and trades.

Physical Demands:

Regularly required to talk or hear.

Frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

Ability to freely access all points of a construction site in various climates and environments.

Ability to comprehend forms in space and understand relationships of plane and solid objects, which may be used in tasks such as blueprint reading.

Ability to manipulate materials and/or equipment up to 50 lbs.

Ability to move up or mount by using hands or feet, including ladders and stairways.

Ability to bend forward or down from the middle of the waist or back, and to move freely on hands and knees.

Ability to perceive or comprehend by the sense of sight.

Characteristics include focus, color perception, and depth perception.

Ability to operate or convey in a vehicle (Car, Commercial Vehicle).

Education and Qualifications:

High School Diploma or GED.

A degree in Construction Management, Project Management, or equivalent experience.
