Arrow Real Estate DBA, Arrow Asset Management, is a San Diego based real estate company specializing in three areas: investment, asset management, and redevelopment. These three core focus areas allow real property to be a dynamic investment tool, providing diversification within our client’s investment portfolio. We focus on high quality service and care for residential, multi-family, commercial, and HOA properties.
The job of the Property Manager will include working directly with the President in the daily tasks and annual projects related to management, leasing and maintenance.
Requirements:
Associate or Bachelor’s degree. A degree in Finance, Real Estate or Business is preferred but not required.
3+ years of residential or commercial property management experience including financial reporting, familiarity with building systems, lease negotiation, documentation and administration.
Applicants for the job must have a car and be willing to visit properties as needed.
A California Real Estate License is required.
Experience using property management software. AppFolio is a plus.
Ability to multitask and prioritize.
Spanish speaking is a plus.
CPM Certification (Certified Property Manager) is a plus.
Hours & Commitment:
This is a full-time position. Office hours are between 8:30 AM and 5:00 PM, and sometimes may require overtime.

Job Responsibilities:
Accountable for the operational and financial performance of portfolio
Achieving key performance indicators (KPIs) and adhering to standard operating procedures (SOPs)
Process evictions
Writing of monthly variance and property update letter to clients
Financial statements (Balance Sheet, Income & Expense etc..) analysis
Pursue delinquency
Vendor negotiation and supervision
Bid and supervise capital improvement projects
Recommend, bid, and supervise regular, contract and preventative maintenance
Contract for and monitor tenant improvements
Legal compliance at all properties
Client interaction and relations
Administer tenant leases and maintain good tenant relations
Resolve tenant issues in a service-oriented manner that promotes retention
Perform annual inspections of properties and monthly drive-bys
Supervise and provide leadership and coaching to the assistant property manager, and community managers
Be an active part of the team; offer suggestions to improve, help on implementation of new ideas, offer support to team members.

Ability to work a flexible schedule, including evenings and weekends.
Neat, clean, professional at all times throughout the workday and/or whenever present at a rental.
Comply with expectations as demonstrated in the employee handbook.
