Full-timeUnit Count: 80Property Name: Roosevelt Park ApartmentsHourly Pay Range: $25 - $30On-Call Required: YesEmployee Type: RegularDriving/License Required: YesMultifamily Property ManagementThe Affordable Housing Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Responsibilities include repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety and security systems, and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep). The Maintenance Technician conducts all job duties in accordance with company policy and safety protocols, supporting the overall objective of meeting the expectations of the Client.DUTIES AND RESPONSIBILITIESClient Relations

Carry out the philosophies and wishes of the Owner to ensure FPI meets the Client's objectives.

General Maintenance Overview

Adhere to the assigned maintenance program for the property.Follow the preventative maintenance program as outlined in the Maintenance Manual.Ensure grounds and property aesthetics comply with FPI Curb Appeal Policies.Assist with required periodic inspections as outlined in the Safety and Maintenance Manuals.Provide on-call maintenance for evening, weekends, and holiday emergency services.

Unit Turnover

Perform maintenance inspections and repairs on vacant apartments.Coordinate and assist in painting vacant apartments.Change out appliances as necessary.Ensure timely completion of all unit turnovers according to FPI guidelines.

General Maintenance Equipment and Systems

Repair and maintain equipment owned by the apartment community.Maintain maintenance shops and storage rooms in compliance with safety regulations.Maintain an inventory of parts within budgetary limits.Wear required uniform and name badge during work hours.Provide own small hand tools necessary for routine maintenance.

Inspections

Prepare properties for potential regulatory inspections including NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.

Other

Enforce community rules and regulations.Comply with all Fair Housing Laws.Promote a professional image by adhering to FPI Management's Dress Code Policy.Conduct oneself in a professional manner when communicating with various stakeholders.
