Position Summary:The Senior Manager, Construction will join a team of professionals responsible for delivering reinvestment projects from initial design through final completion and turnover for Irvine Company Retail Properties. Meet objectives with respect to estimating, budgeting, Contractor selection/bidding, value engineering, change order review and scheduling.

Will lead a team of design and construction professionals through the life cycle of projects while coordinating and collaborating with internal design, operations, marketing, leasing and development teams. Must be capable of providing this leadership and direction for diverse and complex functions, within an ever changing environment.

Job Duties:Pre-Construction Phase:

Consult with Design and Development teams on preliminary costs, constructability and schedule.

At commencement of the Schematic Design phase, establish regular design meetings.

Establish project design and permitting schedule.

Participate in design team selection with Senior Management.

Review drawings at each stage of design for completeness and compliance with both Architects’ and Irvine Company Retail Properties specifications.

Participate in 3rd Party Plan Check review at completion of CD’s.

Manage and coordinate the Plan Check/Permit process.

Develop project hard and soft cost budgets at the conclusion of each stage of design.

Manage and coordinate General Contractor RFP selection process.

Develop construction plan with GC – final GMP, schedule, logistics plan.

Construction Phase:

Establish regular OAC (Owner, Architect, Contractor) meeting schedule. Attend all meetings.

Regularly walk the jobsite to monitor progress and quality.

Prepare weekly project updates for Senior Management, including Budget/Cost to Complete reports and cash flows. Responsible for financial control/reporting on projects.

Track hard and soft costs expenditures against project budgets and contract commitments. Review and prepare change orders and zero cost change orders for Senior Management approval.

Manage drawing revision process by reviewing and approving any Construction Change Directives required.

Monitor GC’s site safety program.

Coordinate and collaborate with Operations, Leasing, Marketing, Accounting and Development teams ensuring the timely flow of information.

Post Construction:

Secure close out package from GC including As-Builts, Warranties, and regulatory approvals.

Manage GC to secure City Certificate of Occupancy, bond releases, etc.

Ensure completion of Punch List.

Coordinate and collaborate with T.I. Team for turnover of floors to commence tenant improvements.

Manage project cost close out with GC and Consultants in a timely fashion.

Write Lessons Learned memo to memorialize important issues to help inform future development projects.

Minimum Qualifications / Other Expectations:

Bachelor’s Degree required.

Seven to ten years of construction experience, including management experience.

Proven ability to lead and influence across all levels of management.

Must be organized, detailed and able to multi-task.

Strong written and verbal communication skills.

Strong knowledge of software systems including: MS Office Suite, Procore and Bluebeam.

Must have excellent disposition, able to build and maintain strong external and internal relationships and provide a high level of customer service.

Compensation:Base Pay Range: $117,100.00 - $169,100.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
