Lennar has been recognized as a Fortune 500 company and consistently ranked among the top homebuilders in the United States.Join a Company that Empowers you to Build your FutureResponsible for developing, negotiating, and executing local sourcing agreements for all labor categories of spend while supporting the Division President to ensure cost efficiencies are maximized.Your Responsibilities on the TeamActively participate in the creation and implementation of the Division Business PlanAdopt the role of strategist as integral member of the Division Leadership TeamEnsure compliance to Purchasing Policies and Procedures throughout the purchasing departmentCoordinate the use and further development of the automated purchasing system and other systems used within the purchasing departmentAnalyze plans for cost reduction recommendations and research cost of proposed design ideasFacilitate value engineering sessions with trade partners and construction associatesTrain, advise, and assist purchasing, construction, and sales associatesCommunicate status of new communities with the Florida ROC weeklyReview the month end reports (WIP and COP reports) for accuracy and use to control pricing changesInteract with the division associates to resolve any purchasing related issuesReview monthly cost comparisons for suppliers/trade partnersReview product and implement specification changesNegotiate prices with suppliers/trade partnersReview weekly extra reports for material and laborManage and oversee options in JDE and OracleEnsure purchasing department is taking advantage of its volume to increase quality and reduce cost wherever possibleEstablish and implement new procedures as technology and needs changeWork with division associates to enhance the working relationship between purchasing and the divisionEnsure division has the best subcontractors in place to meet deadlines and assure budgetary needs are fulfilledBenchmark industry sourcing and supply management best practicesResponsible for improving the division and product’s cost per square foot and product’s financial performanceEnsure continuity of supply and labor to division communitiesOversee architectural and plan reviewAnalyze plans for cost analysis recommendations and value engineering adjustmentsNegotiate and question pricing and legitimacy of EPO’sIdentify areas and trends in extra EPO’s to prevent and to reduce costsGenerate and analyze variance reportsParticipate in division variance meetings, communicating results to the purchasing and construction team for any adjustments neededRequirementsMinimum High School Diploma or equivalent required; Bachelor’s Degree preferredValid Driver’s License with good driving recordValid Auto Insurance CoverageMinimum of 5 years of residential construction experienceMinimum 5 years’ experience in sourcing and managing supplier/trade partner relationshipsHave superior analytical, influencing, and communication skillsMust have sound financial management knowledgeMust have sound project management capabilitiesMust have sound negotiating skillsTeam Player with ability to work well under pressurePhysical & Office/Site Presence Requirements:This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.
