Randolph-Macon College invites applications for Assistant Director of Facilities in our Physical Plant department. Reporting to the Director of Operations and Physical Plant, the qualified candidate for this full-time, 12-month position will be responsible for project management and general oversight in areas of construction, maintenance, and special events; and directing staff and operations for the trades department. Randolph-Macon's Physical Plant department maintains a working roster of 60 full-time staff members with responsibilities including trades, grounds, custodial services, support services and special events, mail services, and the college's fleet management system. Responsibilities encompass approximately 1M square feet of building space over 117 acres.Essential Duties include

:Assist Director in developing, maintaining, and projecting annual operations and capital budgets.Serve as the college's primary point of contact for assigned construction, capital, and renovation projects. Oversee and coordinate work of architects, engineers, contractors and physical plant labor forces to include maintaining records for both budget and construction schedule progress.Assist Director with energy management program for the college and work to develop programs to reduce energy consumption.Coordinate with Office Supervisor to schedule annual inspections for regulatory needs, including but not limited to routine fire inspections, sprinkler testing, kitchen hood cleaning, fume hood testing, elevator inspections, bleacher and athletic field testing, boiler and DEQ annual inspections.Assist Director in contract review, negotiation, and management.Work directly with Office Supervisor for oversight/management of work order system. Ensure quality of work, compliance with timely documentation, and follow-up as required to support staff needs. Look for trends with both repeat issues and multiple work orders for a given building system indicating a larger system problem.Direct staff and operations of trades department in maintenance and operations functions in college facilities. Work closely with the Director of Physical Plant to understand and coordinate efforts within entire Physical Plant group.Participate in strategy development to enhance operations in trades, grounds, custodial services, vehicle fleet management, and mail services.Respond after hours and weekends for campus emergencies as required.Qualifications :Bachelor's degree preferred, five years recent managerial experience in construction and facilities management in higher education or equivalent required.Working knowledge of central boiler and chiller plant operations. HVAC, plumbing, and electrical knowledge is required.Extensive experience in construction and facilities management with emphasis on trades related functions (HVAC, Electrical, Plumbing).Experience with management of budgets and background with contract language and strong negotiating skills.Must demonstrate excellent customer service, oral and written communication skills.Ability to manage multiple projects with deadlines concurrently.Ability to establish and work under budgetary constraints for small, large, and operational activities.Demonstrated ability to establish and maintain effective working relationships with diverse constituencies.Analytical, reasoning, and adaptability skills necessary for evaluation processes and final independent actions.Demonstrated experience managing facilities work order systems.Proficiency in Microsoft Word, Excel, PowerPoint and Outlook programs.Demonstrated management skills in regulatory compliance for trade specific requirements.
