Edwards Construction Group is seeking an Assistant Project Manager to join our team.

The Assistant Project Manager will work under the strategic guidance of the primary Project Manager or Executive Manager and will be responsible for managing projects independently. The successful candidate will be responsible for subcontractor/vendor scope validation, negotiations, and agreement execution, schedule of values and budget oversight, project scheduling, RFI and submittal development, and closeout/warranty management.

Responsibilities:

Attend and represent ECG at pre-construction and construction meetings.

Oversight of all self-performed and subcontractor trade work in the field, daily reporting.

Contract interpretation and execution, conflict resolution, and claims avoidance.

Change order management, progress billing development, and submission.

Maintain and build relationships with clients, subcontractors, and vendors.

Process subcontractor commitment documents and associated reports including, but not limited to, Subcontract Agreements, Purchase Orders, Work Orders, and Change Orders in Procore.

Process owner commitment documents including, but not limited to, Contract, Change Order Proposals, and Change Orders.

Submit monthly progress billings, ensure labor compliance and documentation needs are met.

Support the project manager with creating and maintaining construction scheduling, phasing, and sequencing.

Submit requests for surety bond(s) and insurance certificates.

Communicate with subcontractors, consultants, and vendors and coordinate receipt of proposals, contracts, insurance, and invoicing.

Keep all Project Directories up to date.

Draft or prepare responses to routine project inquiries.

Establish, maintain, process, and update project files, records, certifications, and/or other documents.

Provide overall support to Project Managers.

Prepare as-built drawings and contract documents with accurate ASI, RFI, and other formal changes, publish and distribute to necessary parties/stakeholders.

Maintain all Procore administrative requirements.

Accountable for submission of submittals to the Architect or Engineer and distributing the approved submittals to the appropriate parties such as superintendent, subcontractor, vendors, etc.

Assist the team by preparing all necessary backup relating to budgeting and/or change requests.

Distribute contract documents to subcontractors, including drawings, specifications, and general conditions. Include any accepted alternates or addendums with documents.

Take accurate and complete meeting minutes and distribute timely.

Attend Owner/Architect pre-bid, project, and closeout meetings.

Help prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include, but not confined to, the following items: Schedule of Values, project schedule, memos, request for information, transmittals, and submittals.

During the construction phase, proactively assist Project Manager, Superintendent, and other team members to achieve quality, schedule, budget, and safety. Utilize and maintain tools: schedules and documents management to track and record project performance.

Document quality and progress of each Subcontractor and Suppliers. Update Subcontractors and Suppliers of any changes to the plans, specifications, and/or schedule.

Maintain, monitor, and collect all closeout submittals including but not limited to As-Built, Project Manuals Warranty, and O&M Manuals.

Qualifications:

Bachelor's degree in construction management, engineering, or related field.

At least 5 years of experience as an assistant project manager or related role.

Excellent communication and interpersonal skills.

Proficiency in Microsoft Office Suite.
