Job Summary

BELL Construction is hiring for a Senior Project Manager (SPM) to join their Heavy Highway/Civil division in Brentwood, TN. The Senior Project Manager is responsible, with the Project Superintendent, for the overall management and administration of heavy highway/civil construction projects. This includes involvement in the preconstruction services, estimating, subcontractor management, submittal processing, meeting the schedule budget, and achieving high quality and success on all projects.

Job Responsibilities

Monitors project safety with full ability to stop work if unsafe conditions exist and report concerns to the Project Superintendent and Safety department.

Understands all trades, and has expert knowledge in all aspects of Heavy Highway and Civil construction.

Knowledgeable in estimating, bidding and unit costs, ensuring accuracy of contract information. Leads subcontractor job walks on large projects and represents BELL at owner pre-bid and pre-proposal meetings.

Expertly creates and evaluates detailed project schedules, including preconstruction activities, and performs constructability analysis on large projects.

Successfully forecasts costs throughout the lifecycle of the project.

Provides expertise and leadership in CM, design-build, and design-assist relationships. Ensuring everything needed to build the project is ordered timely and available when needed.

Identifies unique owner requirements and produces documents that support those requests.

Leads and drives subcontractor compliance and recovery process. Understands all aspects of subcontract management including subcontract terms and conditions language, lien release process, insurance, and claims avoidance/resolution. Prepares for and successfully runs subcontract meetings.

Hires, trains, mentors, coaches, and evaluates project team.

Knowledgeable of company financials; understands financial statements and interacts with banking, bonding, and accounting firms.

Develops project-specific punchlist approach and integrates owner, CM, and designers into program. Creates and monitors the punchlist process to ensure timely execution.

Supervises the closeout process to ensure successful completion.

Oversees the project team as they manage costs on Self-Performed Work, providing guidance on mitigation measures as needed.

Communicates with Accounting and Project Administration to produce pay apps, reports, and pricing for owner change requests and change orders timely and accurately.

Ensures a harassment-free workplace for all employees.

Performs additional responsibilities as assigned.

Education & Experience

Minimum required – Bachelor’s Degree in Construction Management, Engineering, or related field.

Minimum required – Six (6) years Project Management experience.

Knowledge & Skills

Proficient in Microsoft Office Suite, including Excel, PowerPoint, Outlook, and Word.

Ability to use and implement new tools and technologies, such as Viewpoint, Bluebeam, and other Building Information Models (BIM) software.

Knowledge of local & regional markets with ability to develop and maintain business relationships.

Excellent verbal and written communication skills, including delivering clear and persuasive presentations.

Demonstrated understanding of construction finance, scheduling, engineering, estimating, and purchasing processes and techniques.

Able to read, comprehend, and interpret contracts, drawings, blueprints, specifications, schedules, and scopes of work.
