Maintenance Supervisor

Under the direction of the Regional Property Manager and Site Managers you are responsible for the physical maintenance, repair and appearance of the Properties assigned by Regional Property Manager.
Your normal duties and responsibilities include, but are not necessarily limited to the following:
Maintain and keep primary property and assigned properties in accordance with CMC Maintenance Handbook.
Keep all grounds, common areas and parking areas free and clear of trash and debris on a daily basis.
Remove snow and Ice from sidewalks, parking areas and dumpster areas during winter. Supervise outside contractors when used and communicate all areas of concern for their quick attention.
Proactively perform Preventative Maintenance specific to assigned Property and approved by your Regional Property Manager. Below are examples of areas to address
Service all appliance repairs as needed. If and outside Contractor is used, ensure satisfactory work was completed.
Be prepared to handle all emergency situations by having emergency information available at all properties, i.e., telephone numbers, names of contact, location of cut-off valves for water and electrical sources, etc.
Attend all regularly scheduled unit inspections with staff when possible.
Review maintenance expense on cash flows with On-Site Manager and RPM as requested.
Walk exterior of properties each month with On-Site Manager and RPM as needed.
Assist and guide all properties above with all supply and inventory needs.
Trouble shoot and provide hands on training as needed, to all maintenance technicians at properties.
Assist with all agency inspections and special projects at properties above with the guidance from on-site manager and Regional Property Manager
Inspect, monitor and coordinate all maintenance during unit turnovers.
Maintain current bids and ensure specification sheets are used as intended.
Obtain new bids and specification sheets as directed by Regional Manager and On-Site Manager
Review contracts with the Regional Manager and On-Site Manager
Monitor all work completed by outside Vendors on Properties. (Landscaping, Painting, HVAC, Roofing, Asphalt, Concrete, Appliance, Plumbing, Exterminating, Cleaning etc.) Ensure the following:
Monitor work orders at site and make sure they are being processed timely.
Coordinate maintenance team to assist each other as needed, with guidance from On-Site Manager.
Ensure all OSHA Regulations are followed.
Salary Range $22-$24/hr depending on experience.
