Zellner Construction is seeking to fill an open, full-time Project Manager position. The ideal candidate will have at least 10 years’ experience on commercial construction projects of $10,000,000 - $30,000,000 and greater in the Memphis Area.

The Project Manager is responsible for the overall project direction, including but not limited to completion, financial outcome, client and subcontractor relations for assigned projects. The position requires strong management and leadership skills, organizational and time management skills, as well as strong communication and client relations skills.

Essential Duties and Overall Responsibilities

include, but are not limited to the following:

Supervisory Responsibilities : Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes, deficiencies and/or subcontractor performance; monitor monthly project status reports, project billings, and provide information as required to keep upper management and client properly informed.

Documentation : Ability to read and interpret construction project plans and specifications; prepare project schedules and estimates; maintain construction documents; ensure all submittals and RFIs are submitted and monitored; effectively track and document all issues.

Communication : Communicate effectively, both orally and in writing, while working respectfully with others; prepare all documents required for project meetings; communicate with the superintendent adequately; and interact with clients and subcontractors in a professional manner.

Schedule : Develop and maintain schedule with the superintendent; proactively schedule work to expedite projects and complete projects routinely on time.

Safety : Demonstrate commitment to a safe working environment through own actions and enforcing company safety programs on projects.

Quality : Ensure QA/QC compliance with general conditions of contract documents. Aid the project Superintendent in developing and maintaining a QA/QC deficiency list for the duration of the project to ensure that all construction work performed is of the highest quality.

Close-out : Prepare, track, and ensure that closeout documentation is submitted (i.e., drawings, operation and maintenance manuals, and warranties from subcontractors and suppliers); help maintain as-built documents for the duration of the project; take responsibility for ensuring punch-lists are completed.

Qualifications/Computer Skills : Intermediate to advanced knowledge of Microsoft Office software (Word, Excel, & Outlook), scheduling software (Primavera or Projects), and other office equipment; prior experience with Procore software is a plus; must be willing to work independently in a fast-paced environment.

Education And/or Experience : Bachelor’s degree in construction related field preferred, but not required; minimum of 10 years experience in the construction industry with a strong emphasis on management of commercial construction projects with experience closely corresponding to the responsibilities detailed above; prior construction experience on projects in the range of $10MM and greater.
