Then come grow with us!We are looking for a dedicated, career-driven individual to join the team as an Operations Manager for properties in the Inland Empire and Orange County!The Operations Manager is considered a regional floater in a support role and additionally considered a Community Manager in Training. The purpose of the Operations Manager is to provide additional support at multiple properties in all roles within a region to effectively manage and coordinate persons, activities, and available resources to accomplish property objectives, including maximizing leasing, customer service, financial goals, and property values within the region they support.Supervision Received:

Success monitored by Regional Manager based on reliability, excellence in customer service, use of good judgment, ability to handle difficult situations with professionalism, and skill at interacting with residents, vendors, and staff in a consistently courteous and professional manner.Responsibilities:

Assists in formulation of budgets. Must accurately control expenses and income within established budget and policy guidelines.Ensures that all rents are collected and posted in a timely manner. Ensure that all bank deposits are made immediately.Performs evictions, utility cut-offs and landlord liens as required on delinquent rents.Responsible for communicating with vendors and contractors regarding work scheduling, billings, vendor relations and certificates of insurance. Approves and submits all invoices for payment.Personnel:

Hire and supervise on-site maintenance and resident services staff to achieve operational goals of assigned property. This includes new employee orientation, instructing and advising on-site staff of employee procedures and carrying out all personnel related matters according to Federal, State, Local and Company guidelines.Conduct and communicate regularly scheduled performance reviews, review and approve timecards and manage terminations when necessary.Conducts on-going training with office staff such as renewal paperwork, workplace safety, and any other type of training that may be needed daily.

Administrative / Office:

Ensures that lease files are complete, and that completion of leases is being executed properly.Responsible for office opening on schedule as well as the condition of the office and model apartments.Attends scheduled corporate management meetings, usually at the corporate office.Maintains records of all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports as required by Regional Manager on a weekly and monthly basis.Possess skills to use all office equipment including the computer, telephone, fax machine and photocopier.Ensures that all legal documents are handled professionally.

Resident Relations:

Maintains positive customer service attitude.Consistent inspections with residents of move-in/move-outs.Review all notices to vacate to determine the cause of the move-out.Initiate and implement procedures to improve resident communications, such as complaints, service requests, etc.

Maintenance:

Physically walk and inspect property on a regular basis. Market Ready walks on all vacant units.Updates maintenance PMS indicating vacancy status on a daily basis. Coordinates with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.Monitor and schedule all maintenance activities. Account for all maintenance related projects and ensure that each is carried out in a safe and timely manner.

Marketing / Leasing:

Shop competition and be aware of neighborhood market conditions.Show property to prospective residents. Complete all associated paperwork.Maintain awareness of market/industry conditions and trends via trade publications and professional organizations.

Safety:

Reports all liability and property incidents per company policy. Ensures that all workers’ compensation claims are reported, and proper paperwork is completed.Complete all pertinent safety checks with maintenance staff.

Additional Responsibilities:

Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multi-family housing.Coordinates resident get-togethers or events on the property.Must be available on weekends and evenings for staffing needs and emergencies.Performs other duties as assigned.Knowledge, Experience, Educational Requirements:

High school graduate and 4 years minimum experience in on-site property management.Must have a valid drivers’ license.Ability to perform intermediate level mathematical calculations.Experience with computer programs including word processing and rental systems.Additional Skills, Abilities, and Characteristics Required:

High reasoning ability. Able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action.Strong verbal and written English communication skills.
