Job Details:
We are seeking a highly motivated and experienced Permanent Cost Segregation Manager to join our dynamic finance team. This role is a unique opportunity to make a substantial impact on our company's financial operations. The successful candidate will be responsible for managing cost segregation studies, fixed assets, and 815(a) calculations, as well as handling real estate taxes and form 3115. This position requires a deep understanding of cost segregation and fixed assets, with a strong emphasis on the ability to manage and interpret complex financial data.
Responsibilities:
- Manage and conduct cost segregation studies to identify personal property and land improvements.
- Oversee and maintain fixed asset records and ensure accurate depreciation calculations.
- Prepare and review 815(a) calculations and form 3115 for changes in accounting methods.
- Handle real estate tax matters, including property tax returns, assessments, and appeals.
- Collaborate with cross-functional teams to implement cost-saving initiatives.
- Provide expert advice on tax implications and strategies related to cost segregation.
- Ensure compliance with all relevant tax laws and financial regulations.
- Develop and implement process improvements to enhance efficiency and accuracy.
- Provide training and guidance to junior team members on cost segregation and fixed assets.
- Prepare and present financial reports to senior management.
Qualifications:
- Bachelor’s degree in Accounting, Finance, or a related field. A CPA or MST is preferred.
- Minimum of 3 years of experience in cost segregation, fixed assets, and real estate taxes.
- Proven experience with 815(a) calculations and form 3115.
- Solid understanding of tax laws and regulations related to cost segregation.
- Strong analytical skills with the ability to interpret complex financial data.
- Excellent communication and presentation skills.
- Proficient in Microsoft Office Suite and finance-related software.
- Ability to work independently and as part of a team.
- Strong attention to detail and accuracy.
- Ability to handle multiple tasks and meet tight deadlines.
