Job Description SummaryCushman & Wakefield's Equity, Debt, and Structured Finance group ("C&W EDSF") is a premier capital markets team providing solutions for complex transactions on behalf of institutional, corporate, and private investment clients offering a range of debt advisory services including construction, bridge and permanent financing throughout the capital stack including first mortgages, B-notes, mezzanine financings and preferred equity.
The Capital Markets Financial Analyst ("CMFA") role will support transactions generated by Cushman & Wakefield's Equity Debt & Structured Finance brokerage services across multiple property types. The role of the CMFA will be to perform financial analysis activities of pricing, Excel valuation model creation, Argus Enterprise model creation and auditing, lease abstraction, due diligence collection and review, and will be responsible for translating analysis findings into concise summaries for our Capital Market brokers.
The ideal candidate will be based in Chicago and available to work on-site in a local Cushman & Wakefield office. Team members may be expected to travel and work outside normal operating hours depending on the product type(s) they service and to meet project deadlines.Job Description
Responsibilities:Prepare debt and/or equity offering memoranda for commercial real estate transactions, including gathering client and property information, section write ups, creating tables, graphs and charts, and managing the graphic design process in conjunction with a graphic designerAnalyze and evaluate rent rolls and operating statements of properties being considered for financing or sale to determine feasibility and valuationPrepare pro forma statements and projections which accurately reflect past history of properties, as well as current and projected future market conditionsPrepare financial models in Excel and Argus for clients which outline valuation and pricing structuresPrepare discounted cash flow analysesResearch, analyze, and evaluate market feasibility for various real estate transactionsPrepare debt sizings to determine possible financing options for each dealAssist in collecting and evaluating required due diligence for transactions: make necessary inquiries to clients to ensure that required information is provided timelyUnderstand and review real estate documents (leases, operating statements, rent rolls, loan documents, appraisals, etc.) to determine if any issues/inconsistencies existConvey all particulars of a transaction (financial projections, market and location issues and tenant analysis etc.) in formal written format for financing packages and/or sales offering materials presented to clientsGenerate weekly reports and updates to senior brokers on calling program status and loan quote gridsCollect lender/investor bids and maintain quote matrix, lender listsParticipate in marketing callsPlay an active roll in business development meetings and help coordinate strategies for new business.Contact and respond to lender requests/questionsAssist in conducting property tours / inspectionsOther duties as assignedRequirements:
Bachelor's Degree (Business, Finance, Accounting, Real Estate, etc.) preferredCombination of education without a degree and corporate work experience may be considered3+ years of real estate financial analysis and/or finance experience preferably with a commercial real estate firm engaged in consulting, appraisal, investing, lending, or brokerage; Alternatively, a masters degree with a focus on commercial real estate.Strong analytical skills with high attention to detail and accuracyAbility to construct, apply and analyze complex financial models in Excel and ARGUS preferredStrong written communication skills developing high-level analysis summariesPassion for client delivery, with strong emphasis on producing high-quality work, meeting deadlines, and strong personal initiative to succeed in an entrepreneurial environmentAbility to function in a team-oriented setting while working independently with limited day-to-day supervisionStrong time management, organization, and interpersonal skillsAbility to handle multiple projects at one time and work in a high-volume, fast paced, transaction-oriented environmentTakes charge and is proactive in all aspects of roleGrowth oriented mindset, desire to learn and shares knowledge to help others succeedAbility to maintain attention to detail while working under tight deadlinesHighly proficient in Microsoft Office Suite; advance Excel skills preferredAbility and willingness to travel and work long hours, including some weekends as needed
