Plans Examiner I: $32.74 - $50.75/hour or $63,843.00 - $98,962.50 annually

Plans Examiner II: $36.10 - $55.95/hour or $70,395.00 - $109,102.50 annually

Sr. Plans Examiner: $37.90 - $58.75/hour or $73,905.00 - $114,562.50 annually

GENERAL DESCRIPTION

:

Reviews plans and associated documents to ensure compliance with the Florida Building Code, local ordinances, state statutes, other related laws, rules, and regulations. This is a technical skilled position working independently under the general direction of the Building Official.

Essential Job Duties

Knowledge of modern construction practices, methods, and materialsAbility to decipher two-dimensional drawings related to three-dimensional structuresThorough knowledge of building codes, laws, rules, and regulationsKnowledge of soil and foundation analysisAbility to provide concise written communication of plan deficienciesAbility to provide effective verbal communication with the public, contractors, and with other employees such as Support Staff, Inspectors, and the Building OfficialTypical Requirements

Education/Experience:

Plans Examiner I:

High school graduate/GED supplemented by a minimum of five (5) years documented experience working in construction (Journeyman level, superintendent, project manager, or equivalent), inspection, and plans examination, or associate degree in engineering/building technology or related field. An associate's degree may be considered to satisfy two (2) years of required experience. Contractor's license may be considered to satisfy some experience.

Plans Examiner II:

High school graduate/GED supplemented by a minimum of seven (7) years documented experience working in construction (Journeyman level, superintendent, project manager, or equivalent), inspection, and plans examination, or associate degree in engineering/building technology or related field. An associate's degree may be considered to satisfy two (2) years of required experience. Contractor's license may be considered to satisfy some experience.

Sr. Plans Examiner:

High school graduate/GED supplemented by a minimum of seven (7) years documented experience working in construction (Journeyman level, superintendent, project manager, or equivalent), inspection, and plans examination, or associate degree in engineering/building technology or related field. Associate's degree may be considered to satisfy two (2) years of required experience. Contractor's license may be considered to satisfy some experience.

Licenses, Certifications, or Registrations:

Plans Examiner I:

Must possess or have the ability to meet the qualifications of Department of Business and Professional Regulations (DBPR) for Provisional Plans Examiner Certification for the required category (i.e., Building (structural), plumbing, mechanical, electric, etc.), of a minimum of one (1) primary discipline as a Plans ExaminerMust obtain the required DBPR Standard Plans Examination Certification within one year.Must possess a valid Florida driver's license.Plans Examiner II:

Must possess or have the ability to immediately obtain provisional licenses in a minimum of two (2) State Standard certifications in a primary discipline as a Plans ExaminerMust possess a valid Florida driver's license.Sr. Plans Examiner:

Must possess a minimum of four (4) State Standard certifications in a primary discipline as a Plans Examiner and/or Building Inspector.Must possess a valid Florida driver's license.

Knowledge, Abilities, and Skills:

Knowledge of the county, state, and federal building codes, and interpretation of the codes

Ability to communicate code requirement deficiencies tactfully to contractors, builders, and owners.

Ability to read and understand construction plans in order to determine if the proposed construction documents meet the required codes and standards.

Must possess excellent customer service skills with the ability to maintain a friendly demeanor.

Ability to resolve conflict in a diplomatic manner.

Knowledge and ability to use multiple computer programs

Typing/keyboard skills

The successful candidate for this position can expect work to be normally performed inside an office environment.
