Capstone

What you will do:

Preconstruction:

Responsible for overseeing and managing multiple commercial construction projectsThoroughly understand plans and specifications of assigned projectsAssist as needed/requested in the subcontractor pre-qualification processCreate or assist in developing project logistics plansCreate or assist in developing preliminary construction scheduleBuyout/Subcontracting & Change Orders:

Understand Owner ContractUnderstand the Master Subcontractor Agreement (MSA)Understand project scopes of workWrite subcontractor scopes of work for both bidding and buyoutLead or participate in sub scope review meetingsManage or assist with complete buyout of projectProcess Owner and Subcontractor Change Orders with appropriate approvalsOversee and sign subcontractor letters of intentRelease subcontracts and PO’s to the project coordinator when serving as project leadAssemble and submit SAGE Form for approval as part of buyout process

Construction Management:

Update drawings and specifications in Procore and shared drivesUpdate project information and directory in ProcoreRequest, track, and review subcontractor and supplier submittals, shop drawings and product samplesCreate and monitor procurement logsPrepare, review and track RFI'sTrack project permits for trade subcontractorsManage meeting agendas and minutes for assigned projectsLead or participate in OAC and subcontractor meetingsMonitor project quality standards and communicate with Superintendent as necessaryHold subcontractors and vendors accountable for contracted scope of work in conjunction with the site superintendentCoordinate scope changes, drawing updates and other documents with Superintendents and affected subcontractorsProactively measures and looks ahead to plan for next steps and tasksAdapt to new construction methods, tools, processes and proceduresAbility to overcome changes and integrate changes into new processes

Scheduling:

Ability to build and update project schedules in Construction Manager softwareImplement Lean Standards for each project, including weekly work plans, project look ahead schedules, and pull plan scheduling meetingsNotify supervisor of potential schedule issues as soon as possible

Closeout:

Thoroughly understand and manage each assigned project's closeout processCollect and track closeout documents for assigned projectsAssemble and prepare final closeout documents for clientManage collection of as-built drawings for projectsManage punch list process to ensure timely completion by all partiesEnsure that all Certificates of Occupancy are obtained timelyEnsure all commissioning, test and balance and Owner training is completed accurately and timelySet up and lead project debrief meetingsFinancials:

Manage all costs on project and report to direct supervisorManage monthly projectionsTrack subcontract and supplier invoicesDaily invoice review and approval of costs on projectPrepare and develop cost loaded schedulesPrepare owner billings for project

Safety:

Actively participate in accident/incident investigations with the site superintendents and the Human Resources departmentTeam Development:

Interview, train, mentor, support and constructively evaluate staff in the departmentAdvocate for staff career development and growthInfluence, understand and champion company, departmental, and individual staff goalsSupervise, oversee, and accept accountability for the daily workflow of the departmentIdentify personnel issues and provide solutionsMinimum Requirements:

Bachelor’s degree in Construction Management, Engineering, or related field10 years’ combined experience as project engineer or equivalent, and commercial project management.What we offer:We offer Healthcare Insurance, PTO, 401K match, and ancillary insurance options.
