ESSENTIAL DUTIES AND RESPONSIBILITIES:What you will do:
Rental Activities
Keep vacant units cleanAnswer phonesIssue (post) notices to tenants when necessary and receive, distribute & file notices receivedConduct move-in/move-out inspectionsDocument and recommend necessary repair work and organizing any vender work to be performed. Monitoring such work as it is being performedOrder locks to be changed/change codes after move-outs (in-between tenants)
Administration
Maintain/secure keys & remotesPrepare and orchestrate various inspections
Annual safety inspections of each unit with Property ManagerWork with various municipal (fire, water, insurance) inspections
Enforcement of apartment rulesMaintain registry of tenants, vehicles, assigned keys & gate remotesMaintain & file monthly expenses reports and receiptsCreate supply and equipment manifest
Order and/or reorder of supplies for maintaining the complex
Maintenance
Straighten up and remove trash from common areasCall vendors for plumbing, electrical, gas issues and report to PM within 24 hours of such occurrencesKeep entry and common areas free of debris and clutterReturn garbage, recycling, and compost containers to respective locations after pickup days and keep area clean and organizedReplace broken and burnt lightbulbs in all common areas
GENERAL GUIDELINES:What you will need to be successful:Onsite Manager will be required to attend any training by PURE, including but not limited to Fair Housing coursesSelected applicants will need to qualify for $1,500.00/mo rent and undergo regular tenant screening1-2 years prior property management or leasing experienceStrong Administrative, communication and organization skills required
