POSITION RESPONSIBILITIES AND DUTIESAble to perform all Project Manager and Estimator responsibilities related to a designated specialty scope of workMeet and maintain bidding and work schedules for specialty areaDevelop and maintain good relationships with all Business PartnersAvoid or mitigate claims and conflict related to specialty scope of workAssist with business development and participate in job interviewsEffectively estimate and complete specialty project scope with full or enhanced feeSpecialty Scope - EstimatingReview plans, requirements and specifications for specialty project scopePrepare accurate quantity takeoffs, labor, materials and construction equipment costs, and produce conceptual estimate for designated scope of workCoordinate subcontractor solicitations, job walks, manage final subcontractor bid list and communicationsManage specialty scope bid compilation on bid day, compare competitive trade bidsPerform post-bid buyout for project scope of workSpecialty Scope - Project ManagementEstablish budget, contract price and contract review (GMP/Lump Sum/Unit Price) for project scopeNegotiate, prepare and issue subcontract bid packages and material purchasesSet up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery for project scopeKeep project scope on schedule and aligned with the overall master scheduleWork with Superintendent to develop safety plans and implement safety procedures related to project scopeReview contract conditions; ensure compliance with all contract termsMaintain timely and accurate reporting to managementOrganize meetings for management and subcontractors as required by project scopeSupervise documentation of all significant project events, e.g., accidents, delays, Change OrdersDirect project scope preconstruction services and activitiesMaintain quality control (integrity and excellence of completed project scope)Complete all project scope close-out proceduresConduct warranty follow-up (1-year warranty walks) as requiredSupervise and train staff members (if applicable)Other responsibilities as assigned
MINIMUM SKILLS AND EXPERIENCE
Engineering, Construction Management or Architectural degree or equivalent experienceField construction management and estimating experience (5-8 years, including supervisory skills)Shotcrete and/or cast in place experience 3-5 yearsLeadership abilityProblem-solving ability and strong sense of urgencyOrganizational and communication skillsDrafting and computer skillsFundamental knowledge of contract law and project accountingThorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)Ability to read and understand specifications and drawingsAbility to make accurate judgments and calculationsWorking knowledge of construction costs and principles in the specific region/area of employmentEstimating experience (quantity takeoffs, purchasing accounting; engineering design knowledge and project management experience desirable)
