As a Manager, Lease Administration and Utility Management, you will manage the administration of the Maritime leases and other agreements, billing of rent and associated utilities, cost recovery, payment to utility providers and for street use permits, and tenant reimbursements, and limited utility and miscellaneous billing for The Northwest Seaport Alliance. You will also be responsible for training, procedure development, workflow analysis, liaison with other departments, database/billing system administrator and develop ad hoc reports.

  • You will be managing the Lease Administration and Utility Management team and will be responsible for hiring, training, evaluation, mentoring, career development, assignments and establishing departmental priorities.
  • You will plan, organize and manage the administration of all Maritime portfolio leases, licenses, easements, permits and other agreements.
  • You will liaison with other departments on utility or lease management issues.
  • You will liaison with utility providers such as Port of Seattle Stormwater Utility, Seattle City Light, Seattle Public Utilities, and Puget Sound Energy.
  • You will analyze common error conditions and determine and implement corrective actions including design of exception reporting, review/audit procedures, and recommendation of system enhancements.
  • You will be responsible for lease administration, utility billing and data reporting systems contracts by working with Central Procurement Office, legal and airport counterpart on renewals.
  • You will lead and participate in various Port-wide projects related to utilities, environmental and sustainability initiatives, agreement management and administration coordination.
  • You will be the system administrator for lease administration database management and billing software. You will also be working with system providers to resolve problems, testing and implementing new and future versions approving for implementation and coordination with Port Information and Communications Technology (ICT) team.
Who you are:
  • Experienced - You have four (4) years of experience in commercial real estate lease administration, to include two (2) years of supervisory/lead/mentor experience including leading a project or process.
  • Desired - We prefer you have two (2) years of experience managing utilities and are familiar with lease administration and utility management tools such as PROPworks and Jaspersoft.

  • Analytical Decision Maker - You are highly skilled at problem solving, identification, analysis, correction and making improvements to prevent problems in the future.
  • Leader - You have knowledge of managing employees in the administration of Real Estate agreements and Utility billing practices in a high-volume business-focused environment. You have strong knowledge of principles of management and training and evaluating employees, including performance reviews and discipline.
  • Tech Savvy - You have working knowledge of lease administration and utility management and reporting software programs, i.e. PROPworks, Jaspersoft, ENGIE (formerly Ecova), and Vitality Energy Management System.
  • Expertise - You understand the basic principles of accounting, finance, budgeting, planning, legal documents and commercial real estate. You also have knowledge of principles, practice and methods of organizational, economic and procedural analysis.
What else you need to know:
  • Work Schedule - Your normal work schedule will be Monday - Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role. You may be required to work any and all assigned shifts, including weekends and holidays. You may be required to work during emergencies.
  • Work Environment - This work will take place in a hybrid/in-office setting at Management's discretion.
  • Washington State Residency Requirement - Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.
