In accordance with the KCG Mission and Core Values, act as the owner’s Representative to ensure our communities are meeting the financial and compliance commitments, monitoring the long-term strategy, and creating value through strategic decisions.RequirementsEssential Duties and Responsibilities:Report to the Executive Vice President of Portfolio Management.Drive NOI from properties and manage actual to our projectionsMaintain and Manage Data Reporting from properties in all stages from Construction through the end of ComplianceUpdate and Maintain property and corporate projectionsMonitor the fiscal status of KCG communities - including monthly financial statement review, monitoring vacancy, recommendation and implementation of solutions of under-performing properties and governing document compliance.Oversee the lease-up process for newly developed properties and coordinate these efforts with property management to ensure that rent and tenant mix are appropriate and follow governing documents.Assist in the review and approval process of annual property operating budgets.Ensure timely and accurate reporting to investors, lenders, and agencies.Communicate effectively with stakeholders including investors, lenders, agencies and community stakeholders.Monitor reserve balances and oversee requests for release of replacement and operating reserves.Conduct site visits with investors.Participate in weekly and/or monthly meetings with property management and partners and provide weekly and monthly reporting to the Executive team membersReview partnership agreements, regulatory agreements, loan / financing documents and other source documents as needed.Participate in the development process of new properties - including review of selected materials and proposed operating budgets.Assist in gathering information required for capital calls, perm conversions and other investor / lender items.Manage and review Cost CertificationsMaintain schedules with critical deadlines include Insurance Renewals, RE Tax Appeals, loan conversions and extensionsKnowledge and Qualifications:Bachelor's degree or equivalent work experience, ideally in Accounting, Finance, Business, and Real Estate, or a similar field.6 years of relevant work experience, with LIHTC experience preferred.High attention to detail and strong analytical, time management and problem-solving abilities.Ability to multitask efficiently in a fast-paced work environment.Excellent verbal and written communication.Exceptional proficiency with Microsoft Excel, Word, PowerPoint, and Outlook.Ability and willingness to travel to sites for investor visits.Work based out of the Indianapolis office.Abilities:Excellent verbal and written communication skills.Ability to collaborate with a team of professionals across various disciplines.Professional and positive interaction with subordinates, peers, and supervisors.Maintain a positive attitude and cooperative working relationship with all employees.Ability to recognize and manage priorities.Demonstrate good judgement in reporting and solving issues.Exhibit a “Can Do” Attitude.Function independently with minimal supervision while demonstrating good planning skills.Ability to multi-task effectively.Show initiative in taking on additional responsibilities as schedule allows.KCG Values:Accountability - We don’t let others let us fail.Collaboration - We support each other across departments.Entrepreneurship - We work with an ownership mindset; own the work, the problem and the solution.Commitment - We create dynamic communities and foster long-term relationships.Transparency - We act responsibly and communicate authentically.Competencies:Demonstrates knowledge of EEO policyShows respect and sensitivity for cultural differencesValues diversity and promotes a harassment-free environment.Treats people with respect and keeps commitmentsInspires the trust of othersWorks with integrity and ethicallyUpholds organizational values.BenefitsBe part of a team that is focused on values and committed to building better lives through better communities.Grow in your career with our development opportunities.Thrive in our collaborative and inclusive work environment.Enjoy our industry-leading benefits package and competitive compensation.Know that your work makes a positive impact on the lives of those in our communities.EEOC Statement: All employment decisions at KCG Companies are based on business needs, job requirements, and individual qualifications.
