Greens at Schumaker Pond located in Salisbury, MD is searching for an experience Service Manager to lead the properties' maintenance operations! The Service Manager completes daily maintenance operations for the property. They will be responsible for scheduling and managing contractors and vendors, managing work orders, apartment turns and resident concerns. Previous experience as a residential maintenance manager preferred.
HVAC certification or strong HVAC experience required.

Your job as our Service Manager is to lead the daily maintenance operations of the property.
As a Service Manager, some of your responsibilities will include:
Diagnosis and repair in areas such as: HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance and unit turnoverWorking to achieve the operational goals of the property within company policies/guidelinesConducting property inspections regularly, identifying interior and exterior work that needs to be completedManaging move-in and move-out processesScheduling and executing routine preventative maintenanceUpdating work order systems and generating work ordersCommunicate with Property Manager to provide updates of projects, unit turns and work order statusScheduling and managing contractors, vendors and third-partiesParticipate in on-call rotationRequired Knowledge, Skills, and Abilities:
HVAC CertificationDemonstrated plumbing, electrical, and carpentry skills requiredKnowledge of OSHA safety rules and regulationsExcellent time management and prioritization skillsAbility to communicate in writing, and responding to emailsExcellent verbal communication skills with residents and staffSuperior customer service skills with ability to respond to clients with diplomacy, tact, and patienceAbility to quickly learn new technology and computer applicationsDemonstrated sensitivity to different culturesValid driver's license and reliable transportation requiredEducation and Experience:
High School Diploma or equivalentFive years' experience in residential multifamily or facility maintenance
