Job Description
Your Team
The Development Manager will r esponsible for the onsite development and construction of all land related improvements within assigned projects. Key opportunities for success are as follows: w ork closely with the assigned Project Manager to collaborate on the timely submittal of required project documents for permitting, cost estimating/forecasting, bid process/contracting/invoicing, project scheduling, contractor management, tract turnovers, site safety and maintenance.
Your Key Deliverables
Timely Lot Delivery - Ensure timely delivery of all improvements to meet or exceed Business Plan. Create effective relationships with internal and external parties involved with community development (staff, elected officials etc.). Oversee daily onsite construction through regular site visits, onsite contractor meetings and regular updates with municipal and utility inspectors.
Cost Management - Manage all cost estimates for onsite/offsite intract and infrastructure improvements for each project. Effectively provide cash forecasts and quarterly guidance updates for development spend forecasts.
Project Schedule – Produce and maintain thorough project schedules in order to provide supportable timeline forecasts for the financial forecasting and delivery schedules for the projects. Proactively provide team updates at regular Land and/or Project Review meetings.
LandDev/Venna/Tochi – work closely with the Project Manager to manage all project cost inputs for various programs in order to regularly produce and present project related reports tied to construction of project improvements. Work closely with Development Coordinator to establish Purchase Orders in Land Dev for all land development construction related work for effective cost management. Ensure all construction related invoices align with coding tied to business plan inputs.
Contractor Management – responsible for ensuring that accurate bidding and contractor selections are within Brookfield guidelines. Manage the bidding and selection process and manage all contractor relationships and fieldwork.
Updates/Project Meetings – work closely with Project Manager to keep construction related inputs and presentations current.
Quality Control and Communication - Ensure that information and timely updates are received by other departments affected by the community development process.
Site Maintenance – responsible for ensuring the project sites are presentable and well maintained. Work closely with Metro District and/or HOA management teams to collaborate on maintenance issues related to community assets no longer owned by project.
Safety – Effectively implement safety protocols outlined in the Brookfield safety program; regularly attend training and provide inputs to the appropriate safety monitoring app. (i.e. Cority)
Must Haves
4-5 years of land development experience
Demonstrated strategic thinking, strong business acumen, and proven analytical skills
Excellent influencing, negotiation, interpersonal and communication skills, ensuring the highest quality deliverables
An entrepreneurial spirit with a natural curiosity and drive for new challenges
Knowledge of local community related Acts, Policies and Guidelines
Nice to Haves
Licensed Professional Engineer
Degree in Engineering, Planning, Architecture, Finance, or other related field
