SWIB's intern program offers an opportunity for you to put your skills to use while at the same time to learn new skills in a professional environment. Our internship program is designed to provide meaningful work through hands-on, authentic, professional experiences.

About the Team

SWIB is seeking an intern for its Private Markets - Real Estate team. This position will be responsible for supporting SWIB's institutional real estate portfolio and a dedicated seven-member team of investment professionals.

The Real Estate Portfolio, with a market value of approximately $12 billion, seeks to achieve strong returns while managing the risk of drawdowns, and to outperform the NCREIF ODCE fund index over rolling five-year periods through sector and asset selection. SWIB partners with a range of top-tier asset managers and real estate operating companies to invest across property types, geographies, risk profiles, and structures to construct a diversified portfolio and manage costs.

Essential activities:

The real estate intern will assist in the following activities:

PORTFOLIO ANALYSIS, PERFORMANCE MEASUREMENT AND RISK REPORTING

Develop and generate portfolio analysis and reports encompassing investment holdings, risk factors, attribution analysis, and cash flow forecasting.Review real estate market information provided by investment advisors, fund managers, consultants, and research firms, and prepare summaries for the real estate team.ASSET MANAGEMENT AND INVESTMENT SELECTION

Participate in discussions with the real estate team regarding business plan execution and investment performance.Assist the real estate team in working with SWIB's external real estate fund managers and operating partners to evaluate capital deployment and liquidity plans.Review offering memorandums and third-party submissions of investment opportunities and compile proposed investment terms in a database.Assist the real estate team with research as requested.TRAINING AND DEVELOPMENT

Learn about SWIB's investment philosophy, asset class diversification, and guidelines.Attend division meetings with internal teams across private equity, venture capital, hedge funds, private credit, and real estate.Participate in industry webinars to facilitate understanding of real estate markets, investment strategies, and other relevant topics.Participate in SWIB's intern meetings and educational sessions.The Ideal candidate:

Ability to work in Madison, WI for an approximate 10-week period beginning late May/early June 2025.Pursuing a major in Real Estate or a relevant area of study (Sophomore or Junior undergraduate candidates preferred).Completion of Real Estate coursework.Demonstrated knowledge of different property types.Skilled in the use of Microsoft Word, Excel and PowerPoint.Legally authorized to work in the United States.
