Job Description Summary

The Medical University of South Carolina (MUSC) and MUSC Health is the State's only comprehensive academic health system employing over 14,000 people with a mission to preserve an optimize human life in South Carolina and beyond through education, research, and patient care. The Chief Real Estate Officer has oversite responsibility of MUSC's Enterprise real estate portfolio including assets owned and leased by MUSC and all its affiliate organizations across the State totaling approximately 11.5M square feet. In this highly visible leadership position, the Chief Real Estate Officer will oversee all necessary corporate real estate functions including lease administration, property management, real estate strategy. This executive will bring a strategic view to the role, helping formulate and execute a broad Enterprise-wide real estate strategy with a focus on acquisitions, dispositions, repurposing, and reconfiguring assets to achieve the greatest efficiency while supporting the organizations growth plan. This includes integrating regional real estate activities that develop through affiliations, organic, and inorganic M&A activity. The Chief Real Estate Officer will interact with key internal and external stakeholders to ensure all workflows, communications, and messaging is efficient, accurate and timely while providing excellent leadership and SME advice to the broader function within MUSC.

Job Description

* Establish, maintain, and lead a centralized administrative structure to efficiently manage the MUSC Enterprise real estate portfolio

* Oversight responsibility for an owned property portfolio consisting of 147 properties totaling 9.5M square feet

* Oversight responsibility for a leased property portfolio consisting of 400 leases and 4.8M square feet under management

* Develop structured real estate administration processes and procedures to enable the creation and maintenance of the optimal portfolio to serve each division

* Implement, utilize, and operate a comprehensive real estate database software system

* Develop strategic plans to maximize the value of the real estate portfolio

* Oversee all leasing activities with a goal to minimize vacancies

* Lead and coordinate the acquisition and disposition of properties

* Oversee the property management function, including external vendors, to ensure tenant satisfaction while maintaining cost effective and efficient processes for property maintenance

* Ensure compliance with all Start and anti-kickback regulations, and the Joint Commission

* Provide strategic direction and leadership to an internal Real Estate Services team of 10 FTE's as well as external brokers and developers. Team includes directors and managers of leasing and property management.

* Act as a strategic partner to hospital and clinical leadership ensuring that their real estate assets meet their long-term business strategy

* Collaborate with all senior leadership to meet the organization's objectives, ensuring operational initiatives are supported properly by the real estate

* Accountable for employee engagement, adequate staffing levels, budget development and compliance

* Identify opportunities and act to build strategic relationships between Real Estate Services and other departments to achieve business goals.

* Works collaboratively with stakeholders to foster a climate of open communication and mutual problem solving while identifying needs and developing scalable solutions

* Lead ground up developer led projects and Build to Suit projects

* Responsible for leading University campus planning efforts

* Present leases, renewals, and other real estate items for Board of Trustees approval

* Responsible for leading teams of cross functional stakeholders with a cooperative approach to problem solving and building consensus and support working across functional lines to engage disparate resources to work together to achieve desired results.

Additional Job Description

Job Requirements:

* Significant large commercial real estate portfolio and asset management experience with a minimum 15 years working within large-scale, complex organizations that include both income and expense assets.* A Bachelors degree in Business or related field is required with advanced degree preferred.* Proven ability to quickly understand and interpret real estate documents such as leases and agreements as well as proven experience in negotiation.* Solid interpersonal skills, ability to mentor and collaborate.* Ability to gain trust and garner influence through confident interactions and presentations to executive leadership.* Strong communicator with polish, savvy, poise and proven Board-facing experience.* Ability to make quality, independent decisions; based on a strong analytical and problem-solving skills.* Strong customer service focus.* Ability to effectively manage conflicting demands for internal resources.* A high energy individual with a strong work ethic and high expectations for performance.* A self-directed person with a strong sense of urgency. Executive or senior leadership experience required.* Must be flexible, adaptable, and comfortable living in ambiguity; able to provide strong leadership during times of change.* Ability to work under pressure and balance many competing priorities; highly responsible and solution/action oriented.* Strong management skills within a multi-faceted and complex organization with a diverse set of perspectives.
