Overview
The Design Manager ensures the owner's vision is translated into design solutions and construction parameters through leadership of the design process and team members. The Design Manager provides overall management coordination of Design/Builder, County Regulatory Agencies, and Criteria Architect (as needed).
Responsibilities
Managing the Design ProcessEngages the Design-Build Team in a proactive manner through the design and construction processEstablish Processes for all levels of communication inclusive of Owner Communication, user groups, and project teamManages costs applied to the job, to guard against misalignment: Project Type, ServicesEnsures the Clients Vision by working closely with facility managers/owners to define completed project expectations, including key factors to focus on within the design phase, considering project constraintsFacilitates the solicitation, selection, and contracting with Design-build entities for Traditional Design-build and Progressive Design-build projectsReviews all design submittalsCreates or reviews list of deliverables ensuring they are compliant with owners' expectationsReviews Constructability Concerns, lead design team members in facilitating designs, incorporating constructability, logistics solutions, identifying customers' expectations, and critical success factors, providing meaningful input to project's programming and conceptual design activitiesCommunicates overall project budget and scheduleIdentifies when project boundaries are being compromisedEnsures regulatory approvals are obtained and risk management requirements are met for insurance, bonding, owner contract, and subcontractor T & CsLeads creation of the communication planProposal Development & DBE Procurement Phase
Develops the proposal schedule and budget/assistsReviews all documents developed for alignment with owner and project goalsWorks with team to understand the vision of the owner and assists in conveying that vision through the procurement processInitiates plan to incorporate technology- Engage the right team membersAssists the Program Manager in initiating plans for construction innovation- Engage the right team members and extent of innovation potentialSupports the PM in the Design-Build Entity qualifications, proposal and review of presentation materialsDesign Phase
Works with the team to create Project Management meetings/planWorks cooperatively with the design and trade partners to develop the designIncorporates peer review and trade input in constructability reviewsConducts periodic checks for feasibility, code compliance, budget, and alignment with the owner's expectations and stated goals and objectives for budget and quality and operational constraintsSets collaboration expectations amongst the team and user groupsWorks Cooperatively to establish BIM implementation plan for the entirety of the project, both design and constructionWorks with team to establish responsibility matrix both internal to the team and externalManages and track design issuesLead/run design meetings to keep the team on taskDevelops Workgroups (Cluster groups) assures outcomes are in alignment with project scope, budget and scheduleConstruction Documents and Permitting
Reviews the documents for compliance with owner's requirementsWorks with the team and QA to set up document QA/QC ReviewReviews technical specifications to ensure compliance with contractual agreementWorks with the BIM Managers and all team members to assure latest technologies are being used for continued design and coordinationWorks with the team and vendors to assure that the proper level of information is incorporated in the designreview of schedule and estimating activities in conjunction with procurement and AHJ time frameConstruction Phase
Manages PM Team RFI processAssures that RFIs requiring the Owner's response are answered in a timely fashionWorks with the team to ensure solutions are also presented with the RFIsReviews submittals requiring the Owner's responseProvides any memorialized decision makingAll Encompassing
Mentors team members and encourage career development and growthProvides work direction and performance evaluationsIdentifies hiring needs and participates in hiring, discipline, and dismissal decisions if neededModels and set the tone for exceptional customer relations, gathering feedback and clarification during design process, as well as identifying future projects and collaborationRequirements
Education and Experience
Experience in both the Design and Construction Industry is desiredBachelor's degree in Architecture, Construction, Civil, or Architectural Engineering, Construction Management, or equivalent field is required8 or more years of relevant work experience is requiredExperience working on Correctional Facilities and/or in the Justice Market sector is requiredOSHA 10 certification is preferredKnowledge and Skills
Working knowledge of BIM tools such as Revit or AutoCAD to convey design and advance construction coordination is neededStrong teamwork orientation, initiative, communication, problem-solving, and leadership skills are requiredDetail orientation sufficient to organize and manage multiple project tasks is requiredPossess basic understanding of construction law and generally accepted business practices are requiredProficient user skills with the MS Suite of tools including Office and Project are relevant, while user skills with industry tools such as Procore and P6 is desiredExcellent verbal and written communication skills are requiredProven positive and professional attitude, and strong customer service skills are neededLicenses and Certifications
CCM is strongly preferredDBIA certification is requiredTravel Requirements
This position is site based embedded at the client location in Dublin, CA.Travel within the immediate region may be required as a Kitchell employee, and a valid California driver's license is required
