Job OverviewThe Area Director of Sales (“ADOS”) is responsible for developing and implementing sales and marketing strategies to maximize room revenue and other hotel revenue at two hotels in historic Downtown Charleston. The role requires an in-depth understanding of the hotel industry, the local lodging market, and the key drivers of room night revenue and demand. The ADOS will ensure room revenue goals are achieved, sales and marketing strategies are set, tactical plans are created and implemented, and results are monitored. The ADOS will drive group and transient sales and actively participate in revenue management. The ADOS will also be responsible for the training, development, and performance of Sales Managers who report directly to him/her.
Duties and ResponsibilitiesYour responsibilities include, but are not limited to:
Achieve budgeted revenues and personal/team sales goals and maximize profitability. Participate in the preparation of the annual departmental operating budget, hotel marketing plan, business plan, and financial plans.
Create and implement sales plans that drive measurable occupancy increases, average rate increases, and volume in food and beverage and banquet sales.
Review monthly and weekly reports and sales forecasts to analyze current/potential market and sales trends, coordinate activities to increase revenue and market share.
Drive revenue management decisions, including participation on weekly revenue management calls with brand partners.
Create and develop special events and sales blitzes to showcase the hotel to potential clients. Attend trade shows and major market events to promote new business and increase sales opportunities for the hotel.
Direct day-to-day sales activities, plan and assign work, and establish performance and development goals for team members. Provide mentoring and coaching to improve team member performance.
Educate, train, and motivate sales and marketing teams to achieve hotel revenue goals.
Develop and maintain relationships with key clients and outside contacts to produce group and/or convention business.
Provide guests with information to enhance guest experience.
Schedule conventions and/or business group activities at the hotel and coordinate with other departments.
Communicate all pertinent information requirements and special needs for arriving VIPs and large groups.
Lead marketing efforts to upsell guests on hotel services and offerings.
Identify operational problems that reduce marketing effectiveness and work with appropriate departments on solutions.
Develop awareness and reputation of the hotel in the local community.
Work closely with key business leaders and community representatives to ensure high-profile exposure for the hotel.
Effectively communicate sustainable aspects of the hotel to gain new business opportunities.
Work with advertising agencies to maximize advertising investments.
Utilize and maintain Delphi.fdc as per brand and corporate standards.
AccountabilityThe ADOS will report directly to the Vice President of Sales & Marketing. Primary duties include exercising discretion and independent judgment with respect to revenue management, room sales, catering & event sales, and other key financial decisions. This includes making sales and obtaining contracts for room night stays and catered events from customers, engaging in sales calls outside of the property, and directing the work of Sales Managers.
Qualifications and RequirementsBachelor’s degree in marketing or related field and four or more years of experience in a hospitality or hotel sales and marketing setting, with direct supervisory experience over a sales team. Strong knowledge of local businesses and business trends is required. Must speak local languages; other languages are preferred. The ADOS will be required to make numerous weekly sales calls offsite and must have access to a personal telephone and internet for communication.
