THE ROLE:

The Vice President of Land Acquisition is responsible for setting the direction, strategy, and leading the team to meet and exceed the business plan. This includes leading the feasibility team to find, develop, run financial analyses, and present deals to the senior leadership team. The role also oversees and conducts underwriting to meet financial hurdles and is accountable for the pricing of products through the final sale or closing.

DAY IN THE LIFE:

Network with other builders, developers, brokers, and landowners to maintain market awareness and develop contacts.

Develop local market intelligence including key markets, pricing trends, competition, and opportunity markets.

Assess deals within the division buy box to determine feasibility.

Work closely with the feasibility team to determine Performa and presentation to the senior executive approval team.

Work with legal, finance, and outside partners to oversee the purchase of land.

Conduct the underwriting process ensuring all requirements are met.

Partner with sales and marketing on asset pricing throughout the entire lifecycle.

Oversee the disposition process to sell all assets working closely with sales and finance.

Spend time in the market to visit asset opportunities and participate in local activities to build a network.

Develop strategies and targets to meet divisional revenue needs.

Leverage relationships and market intelligence to find off-market opportunities.

Negotiate deals by leveraging market knowledge to secure the best pricing.

Provide in-depth analysis on real estate transitions using market data and comparable pricing.

Review the library portfolio and work closely with the land team to validate potential deals.

Create business plans in partnership with finance and division leadership.

Conduct due diligence working with all stakeholders to identify deal feasibility.

Be responsible for all spec sales 30 days prior to listing through close, working closely with listing agents.

Coordinate with other land acquisition associates, sub-contractors, consultants, real estate brokers, and governing agencies.

Liaise with attorneys for any necessary amendments to keep contracts compliant.

WHAT YOU’LL NEED:

Bachelor’s degree in asset management or related field.

10+ years of experience in asset management or related field.

Extensive leadership experience in asset management or related field.

Experience leading other people leaders and larger teams comprised of both direct and indirect reports.

Proven effectiveness in conceiving and leading new strategies and initiatives.

The compensation range for this role is influenced by a variety of factors including skills, experience, qualifications, and geographic location.
