Join us and make an impact today!POSITION PURPOSE:The Investments Group at CIM is comprised of investments and portfolio management professionals working collaboratively to a) source, structure and execute new investments, and b) ensure that investment and fund performance aligns with the fund objectives. The Portfolio Oversight function leads coordinated efforts to design the composition of CIM’s funds, maximize the value of its investments to drive fund performance, and communicate ongoing fund performance to investors and prospective investors. As a critical part of the Investment Group, this position will provide portfolio oversight support to a subset of funds and/or investment vehicles within the firm’s Real Estate Equity platform. Additionally, this role will offer significant exposure to CIM’s wide range of investment platforms active in principal investing across the Real Assets industry.ESSENTIAL FUNCTIONS:Portfolio Oversight: act as subject matter expert on the strategy and underlying investments to ensure decisions regarding individual assets are made with an eye towards the impact on the portfolio as a wholeAcquisition analysis: work with Investments team to evaluate the risk/return and potential fit of new investmentsPortfolio Composition Review: develop hold/sell recommendations on individual assets within CIM’s funds and create strategy for go-forward portfolio composition targets based on an assessment of market and valuation trendsPortfolio and asset-level leverage analysis: provide analysis and support for decisions relating to leverage & lendingInvestment pipeline: maintain up to date knowledge and understanding of potential acquisitionsAsset Management: work closely with Investments team to oversee and monitor the overall performance of all assets in the portfolioTrack progress of each investment against its business planCollaborate with other CIM departments to make recommendations for asset-level decisions, including leasing, property management, development, and constructionHold various internal groups across CIM accountable for delivering against stated business plan objectivesReview and share recommendations/insights on annual budgets and business plansReview and present quarterly third-party appraisals to senior managementProvide detailed and regular updates to investors and internal stakeholdersReporting & Fundraising: meet the needs of existing and prospective partners and co-investors to support our portfolio’s activities by acting as subject matter expert on the strategy, composition and performance of the FundMarket researchInvestor and Consultant reporting (Quarterly Variance Analysis, Update reports, etc.)Assisting in the development of presentations and materials to support marketing and due diligence efforts (Flipbook, Annual and Quarterly reports, DDQ, Case Studies, etc.)Partner and Co-investor meetings / calls and toursOn-site and off-site due diligence meetingsContinuous improvement of service offeringInvestor negotiation (side letters, closings)EDUCATION/EXPERIENCE REQUIREMENTS:1-3 Years’ prior experience in Real Estate or Investment Banking or related fieldDemonstrated expertise with Microsoft Office including Outlook, Excel, PowerPoint and WordDemonstrated experience with financial modelingFamiliarity with financial statements, including income statement, balance sheet, and cash flow statementMust be willing to travel up to 15-25% of the timeKNOWLEDGE, SKILLS AND ABILITIES:Familiarity with and ability to read, analyze and interpret complex legal documents, such as fund organizational documents and side lettersAbility to respond clearly and concisely to the most sensitive inquiries in written and verbal format to a wide range of audiencesAbility to effectively interact with both internal and external parties on complicated topics and sensitive matterAbility to calculate, analyze, and explain real estate related return metrics and other variablesAbility to comprehend and analyze general economic data and statisticsAbility to define problems, collect data, establish facts and draw valid conclusionsPERFORMANCE METRICS:Portfolio and asset level performanceSupport of fundraising effortsConsistency and quality of contentDepth of subject-matter knowledgeWHAT CIM OFFERS:CIM offers an enriched benefits program as well as a wide range of resources for eligible employees to thrive both inside and outside of work. The start of the salary range is typically associated with the minimum experience required. At CIM, base pay is one part of the total compensation package. For this role, bonus compensation may be a significant part of the total compensation.
