Our workplace supports safe, healthy and sustainable lifestyles and most importantly builds community.We’re looking for a Sr. Manager, Real Estate Portfolio Management to join the Workplace Experience (WX) Team at Snap Inc!What you’ll do:Manage internal Snap portfolio management team, including in-house transaction managers as well as 3rd party brokerage services team and lease administration.Lead Snap’s global real estate strategy in coordination with our internal occupancy planning team.Lead new site selection and global real estate strategy.Develop a thoughtful real estate leasing strategy that balances the short term and long term needs of the business, incorporates HR and occupancy planning data, and aligns with broader company goals.Comprehensive workplace, lease, and space planning strategy based on short and long-term business needs to provide operational excellence and a productive workplace for our employees.Manage critical dates reports, working closely with accounting, finance and legal to accurately forecast activity and document all real estate transactions.Meet regularly with business partners to understand real estate needs by team and by location.Develop and communicate clear business cases for the analysis, review, and financial approval of real estate projects.Collaborate with the finance team to report on financial performance, validate and control vendor costs. Confirm all CAM charges are correct for both leased and subleased properties.Draft and create a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, financial analysis, and approval memos.Responsible for managing relationships with our landlords and resolving any disputes.Work closely with internal partners, ITDE, Security & EHS on upfront site selection due diligence.Draft and present Monthly Business Reviews (MBRs) outlining progress to date and go forward strategy for global real estate at Snap.Knowledge, Skills, and Abilities:Strong background in customer service and promoting a positive employee experience.Extreme attention to detail and with the ability to anticipate, prioritize, and adapt to changing workload situations.Able to prepare reports and presentations for both transactions and projects for senior leaders.Previous experience leading procurement efforts, site acquisition, due diligence, and negotiations while handling multi-million dollar budgets.Excellent verbal and written communication skills, with high attention to detail.Global experience with complex real estate transactions and subleases.Comfortable with analyzing and making business recommendations on real estate trends and portfolio conditions.Ability to think strategically and execute upon a strategic vision by utilizing demographic, economic and RE market data to make required recommendations.Has previous experience with organizing and resolving legal and financial matters related to real estate activities and modifying contracts in partnership with cross-functional partners.Experience collaborating cross-functionally at all levels of a company.Participated in complete portfolio optimization.Understanding of lease administration / real estate portfolio management.Minimum qualifications:Bachelor’s degree in accounting, finance, facility/property management, Real Estate or related field, or equivalent years of experience. 7+ years running distributed real estate portfolios, including corporate campus or relevant field.10+ years experience leading and/or growing a team.Preferred qualifications:Commercial Real Estate License, Real Estate Appraiser License, LEED Accreditation, or relevant Masters Degree.If you have a disability or special need that requires accommodation, please provide us some

In the United States, work locations are assigned a pay zone which determines the salary range for the position. The successful candidate’s starting pay will be determined based on job-related skills, experience, qualifications, work location, and market conditions. The starting pay may be negotiable within the salary range for the position. These pay zones may be modified in the future.Zone A (CA, WA, NYC):

The base salary range for this position is $168,000-$252,000 annually.Zone B:

The base salary range for this position is $160,000-$239,000 annually.Zone C:

The base salary range for this position is $143,000-$214,000 annually.This position is eligible for equity in the form of RSUs.
