The Director of Land Acquisition plays a critical role in the strategic sourcing and acquisition of land and lots. This role involves leveraging industry experience and contacts within the real estate industry to identify, negotiate, and secure land deals. The Director will collaborate with senior management to align acquisitions with the company's growth objectives and financial goals. The ideal candidate will have a foundation of experience in land acquisition, a strong network within the real estate industry, and a proven track record of successful project execution.
Key Responsibilities
Strategic Land Acquisition and Site Evaluation:Source and evaluate potential land acquisition opportunitiesConduct thorough market analysis to underwrite prospective projectsEvaluate sites based on site selection criteria and complete financial analysis to determine viability and profitabilityAnalyze markets and current land positions to identify gaps and concentrations for future land acquisitions.Negotiation and Due Diligence:Initiate projects by identifying parcels, negotiating with sellers, performing due diligence, and preparing LOINegotiate and prepare contracts and amendments with outside counselFacilitate projects through the entitlements process, including concept plan, preliminary plat, and final platManage required rezoning requests, zoning variances, master planning, landscape planning, and other municipal approvalsCollaborate with cross-functional teams, including land development, finance, sales, and marketing, to create formal land packages for presentation to the Investment CommitteeEstablish and administer meetings as necessary with the project team, consultants, and municipalities throughout the entitlement process
Qualifications:
Bachelor's degree in Real Estate, Business Administration, Finance, or a related fieldMinimum of 5 years of experience in residential land acquisitionStrong network of contacts within the Texas real estate marketProven track record of successful land acquisitions and project managementExcellent negotiation, analytical, and problem-solving skillsAbility to lead and manage cross-functional teams effectivelyStrong communication and interpersonal skills
