CMMS Program and Contract Administrator

is responsible for scheduling and planning all maintenance, calibrations, and repairs of Lab Equipment in a Research and Development setting. This position will liaise with the customer to ensure required resources are identified, planned, estimated, organized, and scheduled prior to execution for efficient utilization of the maintenance resources. The CMMS Administrator is responsible for the full lifecycle management of contracts. This role involves drafting, reviewing, negotiating, and executing contracts, as well as maintaining accurate records and managing renewals. This position will need to work closely with other functions in the business to support business goals. Collaborate with the Utilities/Facilities Team to ensure all Lab operations affecting maintenance activities are coordinated to minimize downtime.What is your day to day?Develop, implement, and manage preventive maintenance and calibration schedules for all equipment and facilities.Schedule and coordinate routine and non-routine maintenance and repairs ensuring compliance and budget requirements are met, this includes shutdowns.Coordinate with external vendors and contractors for specialized maintenance and repair work.Be an advocate for standardizing maintenance with LEAN concepts and strategies to improve equipment uptime, improve quality, and drive down costs.Maintain accurate and up-to-date records of maintenance work, including costs, timeframes, and outcomes.Ensure the accuracy of repetitive job plans and routine calibrations and maintenance in accordance with all approved business process documentation.Work with Lab Equipment Service Providers to ensure Service Contracts are optimized for standard maintenance and value.Monitor and track equipment performance and maintenance work to identify trends and potential issues.Obtain vendor quotes and submit work authorizations.Procure necessary parts, tools, and equipment for maintenance work.Collaborate with Lab Users to ensure equipment availability and minimal interruption to R&D operations.Stay aligned with changes in R&D schedules that provide a window for execution of planned opportunistic work.Ensure that requested maintenance activities are in compliance with all site safety/quality policies and procedures.Collaborate with maintenance team and operations staff to ensure efficient scheduling and completion of work orders.Ensure that all maintenance activity is completed within the designated timeframe and assist in filing proper documentation per Site Procedures as necessary for extensions.Manage some aspects of CMMS Maintenance Data in Blue Mountain RAM.Maintain CMMS data integrity and perform data corrections and updates to associated spares, maintenance tasks, costs, and labor when required.Serve as Lead for Lab Equipment to support any Facility Maintenance Shutdowns.Follow all Environmental, Health, and Safety requirements and protocols.Work overtime or temporarily modify shift schedule to support Life Sciences R&D Operations as needed.Personalized benefits that support personal well-being and growth:JLL recognizes the impact that the workplace can have on your wellness, so we offer a supportive culture and comprehensive benefits package that prioritizes mental, physical, and emotional health.
