A Day in the life of Design and Historic Lead
The Director of Asset Management is responsible for overseeing the property management/leasing team to ensure properties are operating at optimal financial efficiency. This position is also responsible for overseeing property marketability, including capital improvements and managing public and tenant relations.
Provides financial oversight of the properties; including drafting operating budgets, and monitoring and providing monthly financials to assess performance against budgets.
Acts as a liaison between leadership and property management. Implements and monitors all property management programs, budgets, contracts, contracted services, and staff.
Oversees leasing and establishes leasing criteria to ensure compliance with applicable housing programs and Fair Housing laws.
Collaborates with teams on public relations and monitors leasing and marketing of properties.
Provides guidance to property management on occupancy issues, rental rates, and offered concessions.
Manages marketing materials for properties, seeks market data, and assesses comparable properties regularly.
Visits properties regularly to assess the physical condition of the building, housekeeping, and grounds. Identifies areas for improvement to increase curb appeal and marketability. Coordinates the execution of capital improvements for the properties, including design, budget, and scheduling.
Partners with key stakeholders to mitigate operational and financial risks of the assets.
Be responsible for asset enhancement and financial results to increase revenue and asset value.
Identify issues in underperforming properties within the portfolio to address these issues with property management.
Prepare detailed reports and presentations for executive management and company owners on asset performance and new opportunities.
Qualifications/Requirements
Bachelor's Degree in business, real estate development, or related field preferred.
Minimum (7) years of direct supervisory experience, (5) years of direct supervisory experience in a property management environment preferred.
Minimum (5) years of property management experience
Thorough knowledge of management principles, practices, and procedures, including landlord/tenant practices and laws.
Proven track record of success in the management of residential/commercial properties; including a good record of tenant relations.
