The Regional IFM Director plays a crucial role in implementing the strategy and ensuring smooth integration of services across the account. They are responsible for driving innovation, establishing best practices, and maintaining high standards in service delivery. This leader also tracks cost savings, SLAs, KPIs, and operational efficiency. Additionally, they manage programs like business continuity, performance management, and property inspections throughout the account. Acting as a liaison, the Regional IFM Director facilitates communication between the IFM Lead and the Service Delivery Organization.Main Roles and Responsibilities:
Oversee FM and Engineering day-to-day operations.Coordinate the operational aspects of the properties in a manner which protects, maintains, and improves the value of the client's assets; inspect properties as needed to determine condition and extent of service required.Single point-of-contact for all regional service delivery.Pursue everything with enthusiasm, energy, drive, and a need to finish.Promote consistent service delivery across the account by partnering with others.Accountable for regional portfolio financial performance and adherence to budgets.Develop and manage annual operating and capital expense budgets; provide variance analysis and explanations to clients using JLL reporting tools.Provide organizational guidance to the regional delivery teams within the portfolio.Align the regional goals and objectives with the client strategic objectives.Thoroughly and critically assess direct reports through a top-grading process to ensure right person/right role.Demonstrate motivational leadership to inspire teams to focus on service delivery excellence and innovation.Act as JLL regional relationship management leader with clients and other business units.Develop property-specific multi-year capital improvement project plans; manage the process and projects to complete projects approved by the client.Manage third-party contractors/vendors engaged in operating and maintaining properties.Team with Strategic Sourcing Director to bid and contract for scheduled and operational maintenance and project services.Transform existing operational practices to leverage JLL tools, processes, relationships, and best practices to ensure service delivery is high, efficient, and effective.Primary interface with client representatives; collaborate to determine client expectations.Ensure delivery of committed services and overall satisfaction with JLL performance.Demonstrate leadership, responsiveness, and creativity in finding solutions for service delivery.Lead the facility organization to perform in accordance with the Service Level Agreements, achieve the Key Performance Indicators, and score 95% or better on client satisfaction surveys.Administer contract services including all major facilities operations such as management services, building maintenance operations, janitorial, grounds, security, moves, mail services, food service, employee services, and soft (office) services applicable at assigned sites.Ensure reliability of building infrastructure supporting operations by completing preventive maintenance (100% on time) and reactive work orders (98% on time).Ensure properties in the regional portfolio pass the JLL management, operations, and financial audits.Meet facility-specific cost savings targets to contribute to the account achieving significant savings in year one and two of outsourced operations.Work with strategic sourcing professionals to identify cost savings opportunities and support their contracting efforts.Work with finance and accounting professionals to produce on-time and accurate reports, including cost savings initiatives and variance analyses.Relationship Management
Maintain high client, customer, and user satisfaction with services provided, measured through quarterly KPIs and satisfaction surveys.Ensure effective integration of PDS, OP, and IFM Operations across all sites to ensure seamless delivery to the client and drive a one-team mentality.Drive superior performance through excellent people management.Interface and develop relationships with peers in other regions and functions to ensure consistent delivery of global initiatives and practices.Project Management
Deliver on regional/site/client operational budgets, including delivering contractual savings targets, measured by achieving annual budget targets, and monthly/quarterly budget adherence targets as prescribed.Ensure understanding of contract requirements across the organization.Engage with individual sites to drive savings initiatives and keep savings tracker updated with all proper documentation.Drive Energy Savings
Ensure accurate energy data, leveraging site teams.Compliance
Achieve contractual requirements and account annual goals including but not limited to work order management metrics and all contractual KPI goals.Location:
