About This PositionThe Property Manager II manages the property and facility stewardship responsibilities for a moderate to large environmental education center and/or multiple site sanctuary operation and performs a variety of related duties for assigned buildings, exhibits, and grounds consistent with Mass Audubon policies and in cooperation with other sanctuary staff. The Property Manager II consistently represents Mass Audubon in a positive and constructive manner with visitors, members, abutters, vendors, and community officials.

Responsibilities

Property Management

1. Ensure the maintenance and security of assigned North Shore properties by:developing and maintaining a schedule of work to be donemonitoring trails and boundaries and identifying issues or activities that are inconsistent with Mass Audubon policies, standards, or practicesprocuring, directing, and monitoring the work of contractorsidentifying and posting all boundariesestablishing and supervising tasks to be handled by property staff and volunteers2. Maintain grounds and property by:

mowing, raking, trimming, pruning, cutting and removing treesconstructing and maintaining trails, roadways and parking areasshoveling, sanding, and plowing snowconstructing and/or repairing fences, cages and signsimplementing sanctuary ecological management objectives in coordination with the Senior Conservation Ecologist and Regional Property Managerworking on special projects, as needed, including responding to storm-related damage and/or the property management needs of other Mass Audubon sanctuaries3. Maintain buildings and other structures by:

painting and other tasks required to maintain buildingsperforming carpentry dutiescleaning gutterswinterizing buildings and systemsperforming emergency repairsassisting with minor plumbing, electrical or mechanical repairs4. Provide custodial and other related services such as:

removing trash and debris and recycling materialscleaning restroomsgeneral cleaning, including washing and waxing floors, cleaning windows, vacuuming carpets, and maintaining nature center exhibitssetting up, moving, and dismantling equipment necessary for Mass Audubon educational programs in coordination with relevant education staff5. Ensure that all equipment is maintained in working order by tuning, cleaning, sharpening, changing fluids, and scheduling needed service

6. Develop and evaluate plans relating to the maintenance, repair, and replacement of sanctuary or regional equipment, supplies, buildings, and vehicles

7. Prepare written reports, proposals, and plans for sanctuary(ies) as required

8. Ensure structures and equipment are maintained and operated in accordance with established standards and guidelines; monitor and evaluate safety needs of sanctuaries and assist and participate in safety related training for relevant staff

Supervision and Budget Development

9. Supervise assigned property staff by:

making recommendations on routine employment decisions to including hiring, performance, and salaryassigning work, providing training, and advising staff as necessaryresolving routine human resources and property issuesoversee Property Steward(s), part-time seasonal property staff, and volunteers as needed10. Prepare preliminary property management annual plan and operating budget in coordination with supervisor, and operate within their authorized limitations

11. Attend sanctuary, regional, and/or statewide meetings, as required, and serve, at the Regional Property Manager and/or Regional Director's request, as part of the region or sanctuary's management team

Community Relations

12. Represent Mass Audubon in the local community, expanding its presence to increase local support, and maintain routine contact with neighbors, town officials, and representatives

13. Provide efficient and courteous service to the public by offering information about properties to visitors and responding to other visitor service requests

14. Represent the sanctuary at regional or other meetings as assigned

High school diploma and at least five years of equivalent related experienceBasic maintenance skills, including a knowledge of the safe operation, maintenance, and storage of power tools, equipment, tractors, mowers, implements, heating systems, and vehiclesA valid Massachusetts driver's license and the ability to carry out routine building maintenance and site securityA demonstrated ability to work well with other staff and volunteers, relate to a diverse range of people, and exercise cultural competence and inclusion

Compensation, Benefits and PerksThis position's pay range is $22.90-$25.67/hour; actual salary will reflect level of experience and qualifications relative to position requirements.

Work ScheduleFull time schedule of 40 hours, typically 7:00am-3:00pm. Periodic weekend rotation, otherwise work is Monday-Friday. Work may occasionally occur on evenings and holidays.

Other RequirementsEmployees must successfully complete a CORI and SORI Background Check and a Motor Vehicle Record (if applicable) is required.
